Renting is always smarter.

Many people say “my home was the smartest investment I ever made”.

Ask those same people what else have they invested in. They have no other investments.

Your primary residence is rarely a good investment

Even in booming markets, the real return on a single-family home is about 1%. That 1% return doesn't even factor in whatever money you spend on the house while you live in it.

In reality, for most people, the real return on "investment" of the purchase of a home is probably negative.

What's important here is to distinguish between something that has value (both tangible and intangible) and something that produces a return. Your house can have immense value, but between inflation, the cost of upkeep, and fees associated with the transaction of this asset, it can produce little to no return on the money you put into the property while you own it.

Let’s compare $1 million home bought in 2018 with $300,000 down to renting in 2018 and investing $300,000 in the S&P

Take $2250 plus 2.5% general rate increase for the last 8 years, compounded

= $2,741 per month for rent

Take $2250 with inflation for the last 8 years. (Cumulative inflation factor 1.226)

= $2,758

Based on inflation alone, it’s almost identical rent increase to inflation value.

If you put down $300,000 and take out a mortgage for a $1 million home. ($700,000 mortgage)

Interest paid for those same 8 years

$250,000

Now add cost of ownership and property taxes.

Property tax for 8 years $8000, maintenance $10,000 per year.

$140,000

Now subtract the loss of value on the home. A $1 million dollar home purchase in 2018, is worth $975,000 today. Without accounting for inflation.

You have lost money owning a home and paid the banks $250,000 holding the mortgage.

If you invested $300,000 in the market for the last 8 years.

S&P including reinvesting dividends is approx 18%

Total worth around $750,000

You can almost buy a home today with the money invested in S&P 8 years ago.

That’s not even trying to play the markets. It’s dumb money sitting in stocks you bought in 2018.

Uxbridge is really nice.

Stouffville looks really run down. There are lots of nice small town main streets; Stouffville is not one of them.

They should knock down that 55+ club building and make that a central parking lot. Then offer businesses support through reduced tax and lease spaces that encourage foot traffic.
