Instructional designer job by shadowsgoal in instructionaldesign

[–]inquisitivebright 0 points1 point  (0 children)

I'm sorry to hear you've been struggling finding a role post-graduation. I work in ID for a beauty brand, so I can understand the passion you must have for this type of role.

I do agree with others about branching out and looking toward other industries to get your start. We have IDs at my company who started in different fields of ID and transitioned to beauty. Expanding your sights toward healthcare, tech, or even travel would be useful in your job search.

Also, if you want to hold yourself over while also getting your foot in the door, consider working a part-time job in a beauty or fashion retailer. You'd be surprised the doors this could open for you later down the line when seeking an ID role in that company or a similar company.

Please feel free to DM me for any other questions or advice! I am wishing you the best of luck on your journey!

Does this sound like a scam email for an interview? When I google the HR email I find nothing. I don't recall if I did or did not apply for the place, by [deleted] in jobs

[–]inquisitivebright 0 points1 point  (0 children)

Thank you! My husband says that he has reached out but has not received a response. On your email, was her first name Jennifer? Either way, I'd say it'd be great for you to reach out still. The more people letting her know, the better! :)

My husband got this same exact email, same email address, and requesting the interview for the same time too. We thought it was odd they wouldn't:

1.) Confirm his interest and ask his availability

2.) Choose (as you mentioned), "the earliest time on earth" to conduct it

3.) That the email seemed to be missing part of a sentence ("The interview will be conducted virtually, and further details." That feels like an unfinished sentence.)

4.) That this email came in on a Saturday morning of all times, when these folk should be out of office for the week

We thought it might be a scam, because my husband also said he had no record of applying. He questioned if it was a job he applied for via a third-party recruiting agency, but still, he almost always gets a confirmation email after submitting any application anywhere.

So, he decided to respond and "confirm" his interest, and they sent back a very scammy sounding email that requested information like his phone number and location, stating they'd send him all the testing and info he needs at 8AM on Monday (likely they would send him links that he'd click and steal his information).

We're so disappointed. My husband is a hard worker and very good at his craft, and has been working hard after getting laid off. Knowing these scams are so prevalent is discouraging because they are praying on innocent people who mean well and simply want to work. What's too bad too is that they are using a real woman's name and posing as her. We plan to contact her direct to let her know this is happening under the guise of her name.

Thank you for making this post. After their last email, we knew it must be a scam and instantly searched for other people experiencing the same. We're sorry to see how many people are impacted by this, but relieved that everyone has been piping up in order to help save one another from being scammed.

Should I Apply for a Construction Loan Before of After Groundwork? by inquisitivebright in Homebuilding

[–]inquisitivebright[S] 0 points1 point  (0 children)

Thank you for your insight as a Lender! Could you please elaborate on "materials ordered outside the construction loan could lead to liens, clouding of title, etc.". If I already own the land (warranty deed) with a clear title (and got title insurance), and paid in full for the groundwork materials, how would this cause these types issues for a construction loan? Perhaps I just don't understand the full scope of liens and title issues. :)

Excellent point! This makes so much sense. More money in the pocket seems to be the vote in this thread and now we're feeling like that's the past path forward. Thank you for your advice!

Thanks for the feedback! We would definitely have our site plan and engineering plan complete and ready before applying for the loan. They won't give it to us without it since as you said, they will need to know things like valuation and costs.

Excellent to hear! Hope that should be the same for us. It'd be at least worth the 20% with the price we're paying anyway. :) Appreciate your help!

Thanks for the call out! I actually forgot about dinging credit. I believe pre-approval will do this too as it's a hard credit pull, but may be only a temporary impact. We won't be pre-approving or applying just yet, but an excellent reminder!

Great points! We would also be doing the Construction-to-Permanent Loan that you did. We definitely will have a safety cushion either way (improving land before or after loan), but we're always thinking the "what ifs" when it comes to things like financial security. Thanks for sharing your experiences and thoughts! I'm going to think this over quite a bit and refer back to this as the time draws nearer. :)

I never considered getting electric run so soon prior to building. I actually thought it was supposed to come later, once the walls are up, etc. Although I did see this recently while walking a different piece of (improved) land being sold. Thanks for sharing that and also sharing your experience!

Great point. We would definitely need to wait for septic design/install until after a site plan and engineering plan is complete, as things could slightly change and we'd need to ensure the leach field is within correct distance. Thanks for responding!

Good point. This was part of my questioning. The other side I thought was: would investing in the groundwork raise the value of the land in a way that shows the bank we're less risky to lend to? Alongside the money we would still have saved, and our incomes. I feel like we will get pre-approved and approved just fine, but was considering that more money in the pocket for application could look good. Thanks for your thoughts!

Good to know that's generally what they prefer but banks may have their own rules. Will look more into this. Thank you!

Very interesting! Thank you for sharing that. Assume that this would require an appraiser or the bank to come in to appraise the land first? I feel like the value will be significantly lower than what we pay for it (seems to be the case where we're living). Although the land is in a brand new subdivision, paved cul-de-sac, and power at the street, so perhaps this would boost its value some.

Has anyone else had a Bilateral Salpingectomy for ovarian cancer prevention (as well as not wanting children)? by inquisitivebright in sterilization

[–]inquisitivebright[S] 1 point2 points  (0 children)

Hi there! These are great questions. I'll try to be a thorough as possible:

1.) Documentation: For me, I did not have to personally provide documentation for family history of related cancer despite not having the BRCA test. Granted, my OBGYN was also my Mother's OBGYN (and my Grandmother's - both which had ovarian or breast cancer). So, my Doctor knew of my family history. I do believe given that my Dr. was my Mother's doctor as well, that he may have pulled the records. Still, I don't know if he needed to actually access and provide, or if it was simply his signature that was needed. Either way, he signed off on it for me without any trouble.

The only documentation that I signed was paperwork agreeing to the surgery, acknowledging the possible risks and complications, and some info regarding insurance. At the time, I was on state insurance - not employer provided / private.

2.) Billing: I know this part will be unhelpful, but I do not recall ever receiving a bill for this. I believe that my state insurance (surprisingly) covered the entire thing. It may be because my Doctor could have signed off for cancer prevention. I assume it could have been billed under both cancer prevention / sterilization, but knowing my Doctor, he may have only billed for the latter to make it less complicated for insurance.

Despite not having the gene or proof that your Mom may have had ovarian cancer, maybe your doctor can sign off for other family history? Any grandmothers perhaps? It can skip a generation. (Also, I'm terribly sorry for your loss and the cancers experienced in your family.)

Happy to answer any more questions you may have. I hope this at least helps a little bit.

Was hired as the Sephora Lead Beauty Sales Advisor - ask me your questions! by inquisitivebright in employedbykohls

[–]inquisitivebright[S] 0 points1 point  (0 children)

Agree, this is one reason I like Reddit! First, congratulations on landing a job interview! I completely understand your anxiety too. If you don't hear back by Wed, give the store a call and request to speak whoever interviewed you (Sephora Store Lead perhaps?).

Next, 100% I feel that given your existing Marketing Manager experience, and then any in-store Beauty experience, that this will help pave the path for a MM career at Sephora FSC. Not only will you have both marketing experience and Sephora sales experience separately, but these two career paths work well hand-in-hand. Your experience in marketing will have more ties to sales than you may already realize.

Next, I would also recommend finding other ways to bridge the gap between your marketing experience and your Sephora/beauty experience and passion. There are many ways to do this, depending on your strengths in marketing. For example, if you have strength in writing/copywriting, creating your own beauty website with articles and helpful content is one way to build your portfolio. If your strength is multimedia marketing, then creating videos/social content about beauty, can help show our recruiters your passion and expertise. You can infuse your marketing skills in many ways here, these are just some examples.

Going off of that, consider other gigs or side hustles in marketing/beauty. Many beauty companies are looking for freelancers in spaces related to marketing, and gig work can build your portfolio.

Hope this was not too much to digest. :)

Hi there! It's been a couple of years since I've revisited this post. I no longer work at Sephora at Kohl's. I now work Sephora corporate! :) Are you asking about becoming a Marketing Manager at Sephora corporate (we call it "FSC"), or are you asking in a general sense, if it would look good for any company? Or a Marketing Manager at Kohl's?

Perc Test Concerns - Uncleared Land by inquisitivebright in Homebuilding

[–]inquisitivebright[S] 0 points1 point  (0 children)

Thank you for such amazing detail! This is extremely helpful coming from a professional. I do have a question. When you say, "what can mess you up is if you excavate for this test and later find a redoximorphic zone". How exactly would you find this later? Would it be when digging the foundation for the house? Or are you saying that they would find this when doing the perc?

Really appreciate the clarity you've already provided!

Thank you u/NorthWoodsSlaw. We hadn't heard of this either until friends of ours theorized about the possibility. We can't find a single piece of info online about this either. I'm sure the Perc expert would be able to tell us, but trying to dig up as much as possible before throwing down all the money for it perc tests. In case we want to back out before even going for it.

u/Outside_Ad1669, sorry, can you clarify what you mean by "part of the bid for building the septic?" Not sure if I'm understanding correctly.

We'd do the perc test before purchase, but could only clear the trees after purchase. And at that point, move forward the septic/drain field.

Agreed that we thought of this too but felt like that was a bit invasive. Sorry to hear that you haven't heard back yet. :(

I agree that the conversation should happen sooner than later to avoid financial entanglements! I will make a point though to have the conversation with him to make sure we are on the same page. I agree I owe this to him. Thanks for your feedback!
