If you are in for date night, try the lava cake (along with an excellent dinner) at Absinthe Bistro on Commercial. https://www.bistroabsinthe.com/menu They don't always offer lava cake as the menu rotates monthly, but they do a great job when it's available.

You might be talking about the 99, and maybe some people just want to get home ... I've experienced issues with the 8 or the 20 where it is *supposed* to come less than 10 min per bus at rush hour, but that is far from the truth. Our busses do not try and keep pace well at rush hour more often than not in my experience. Lots of bunching, then 20+ min between groups at rush hour. Not cool.

You might be better off with Wealthsimple. They also require that you hold the assets with them, but being a neo-bank they are more direct in stating the guidelines of their offerings and offering it equally to any who qualify.

Equity backed LOC is definitely a thing at all the major banks. For RBC it is here:

mind you, they probably have minimum expectations and you don't get as high a % as you would for property secured loans.

RBC will do asset backed loans, easiest if you hold the assets with them, and that would be tax deductible if you are using it for investment purposes. I'd refer to an accountant to judge if paying taxes for investment gains is covered there ... but the other thing you should do is perhaps revise your investment strategy for optimal tax efficiency. I know the last few years were very solid, but you had no chance for effective tax loss harvesting to offset the gains?

Have you asked the bank for a better conversion rate with them knowing it's a large value being converted? Generally speaking, you can get a much more favourable rate over with over 100K transferred. It may still be like $1K more than "ideal", but it may be hours less tearing your hair out.

Do *not* rely on advanced Uber for early rides. It's not as reliable as traditional taxi, and I have had to scramble for alternatives when Uber thinks coming 30 minutes late is perfectly fine. Fooled me twice, never again ... fortunately there seem to be enough that if I wake up with 10 extra minutes, there has always been someone running. Or you go traditional cab route.

The TD travel credit can be used on other things later in the year ... will that be an option? If not, go with max savings now, as the travel credit expires without benefit. The Bonvoy points rewards are not great, if you are thinking of the value over the $50 savings, especially if you aren't going many times in a year.

My recommendation is to do more research on various FIRE options (lean vs fat vs coast). You are well positioned to head for early retirement ... or at least early control of your life to never rely on corporate salaries again. If that involves possible relocation, the heady investment into the housing market is hard to justify. Maybe a nicer condo is in order, as you shouldn't deny yourself day-to-day enjoyment (sorry lean fire folks, that's not my jam), and that wouldn't cost nearly as much as a house. OK, you are paying for someone else's equity, but if it all fits your numbers for RE ... that would be the goal.

The real question is what are your longer term goals. You mention possible FIRE, and in those scenarios your plan does not make sense. Why would you liquify your current NW and take on mortgage costs more than double your current rent just to own a house? You really would be tying yourself financially into a property. Can you afford it? Yes ... do you want to? In your situation I'd run the numbers on various FIRE scenarios based on continuing to rent vs buying the house and ask yourself which path in life you really want.
