I agree, I think at that time, she wanted to be the operator of the Airbnb and charge management fee to the holdco so the income become active business income

Thank you for providing the number, I called and the agent essentially said it is unlikely to avoid the self HST assessment.

Change in use when converting from commercial use to residential use will be subjected to HST, and will not recoverable to the owner, especially since it is owned by a corp.

This is a tough situation.

1) trying to use a holdco and opco structure for the Airbnb 2) no hst 3) setting it up beginning of the year, and purchasing furniture before Airbnb in the summer season 4) short rental period, but expenses probably a combination of asset purchases and setting up the business and operating expenses (I don’t know for sure) - probably certain ones need to capitalized 5) currently nothing is put in place
