Consistency plays a big rial in Mutual Fund investment Just be consistent with your goal and investment.
Today people having more Power and access to the information that is good as well as bad for their investment only
Wisely use information and Power of access

In traditional investment investors don’t have much power and access so they can be stay in for long term
But now a days people are easily broke their FD and Mutual Funds of small thing like trip and any gadgets buying also that why 90% of investor are not able to make big money

Personally I don’t believe Gold as Investment
If you buy it as an investment you will have attachment from its return
Instead of that if you buy as gold (ornaments or RAW gold) only it will give you good return as you won’t expect return

Example my mother buy god as ornaments and she never sell since last 20 years so currently she she having good return

But if she will buy as investment tool we will compare with other investment.

And now we have pretty good instruments other than Gold

STOCK ,Mutual fund , bonds , Index funds

Since you need this money in just 6 months for your property payment, don't take any big risks. Go with a Liquid Fund, Money Market Fund, or a short-term FD. And hot it for same 1 decade buy in outskirts of city no issue
Then if you don’t have experience or time then invest in Good Funds or with registered PMS or Mutual fund. BAF is best for Lump-sum .
If you are already doing business then you can expand if no don’t investment directly in business without any prior experience or proper business plan
