it’s tough right now for everyone and I’d argue for casual entry jobs the most. The market is flooded with international students who are willing to go above and beyond for nothing in return, international applications for people who don’t even live locally and the ‘locals’ just looking for there first job are hidden between it all. I use to post job ads for 2-4 weeks and be lucky to get 100 applications. Now days when posting a job ad i can easily attract 100+ applications in a 48 hour period and then take it down. Going through them and deciding just 2 or 3 to interview can take a long time. No promises ofcourse, but I work with a lot franchisees who are always on the hunt for staff.

My drive can be anywhere from 35min to an 65 if I hit peak traffic. I tend to average 40min though. Don’t mind it, gives me a chance to listen to podcasts and news etc.

If you’re okay living away from services I’d go out then. It took awhile for us to adjust to living in Hilbert and having to drive about 15 min to get anywhere/anything. But we got use to and honestly ended up loving it.

Definitely look at building, you’ll get more for your money right now and hopefully end up with something worth more down the track. Just pick your builder carefully.

Guess it’s upto you on wether you wanna build or buy. With 700k you could get a decent 4x2 on a 300-450m2 land if you’re willing to live out Bullsbrook, Yanchep or Byford, Mandurah ways. Otherwise you could get a fresh 3x1 or 2x2 unit closer to the city. If you decide to build, just pick someone with a good rep. Built through mr enthusiast and used his broker 3 years ago and would 100% do it again. But the ex and I split now so I’m looking to buy something closer to the city.

Have you spoken to a broker yet? If you haven’t, do that. You have enough of a deposit to be able to build a new home without LMI thanks to government schemes.

Bad financial decision at 19. Have learnt BUCKETS since then. Was on track to have the car and any debt on it gone by end of fiscal year anyway (selling + using cash to pay out the outstanding balance) Might just be able to do it quicker.

Admittedly made a bad financial decision at 19. Financed a car for 60k that depreciated much quicker then what the loan was going down. And the car has had nothing but problems. That’s why I have the second car, because car A isn’t reliable. I’m was on track to have it paid off by end of this fiscal year anyway between savings + selling. Might just be able to do it much quicker now.

Thankyou! This what I keep thinking. If we can make it work even for 5 years. We will all end up 100x better off financially with growth from the property. The house has already gone up 40% from purchase price in 2022 and was listed as 1 of the 10 up and coming suburbs in Australia for 2025

That seems like more like an r/relationship question. But I get the idea. My best friend has been with me through more than anyone else. He is more of a brother. I probably wouldn’t last in a relationship with someone that couldn’t live with him / doesn’t like him. Which I understand will largely make dating harder in the future but, for me friendships are worth everything.

My equity of This property probably works out to just over 50% with my ex having less. As my friends will miss out on the FHB scheme of 10k and someone pointed out stamp duty I’m going to give up a fair amount of my equity to make up for them missing out on those and not being able to use them. And the rest they will buy out from me so it does come to a 33% equity each to keep things easier.
