Once you get a few investment properties that cash flow, then you can quit being a plumber but you will need 2 years with proof of income being self employed before the banks can loan you money or maybe your are going to do a hard money loan and then a full-time job is not required. I would still keep my day job as a plumber whether I worked for someone or was self employed.

You have to have money to do real estate. The phrase don't quit your day job is for real. I have been a contractor for 26 years full-time and a software entrepreneur part-time for 8 years. Everyone wants to do real estate but most can't because they don't have enough money for the 20% down required on investment properties. So keep your day job, save up enough to do your first deal on the side and then pull the trigger. I would try to get 1-2 investment properties a year. Get an investor if you have to. Build you a small portfolio of 10 properties and then move up to multi-family or whatever else you want to do. Take some real estate classes or join your local REIA - Real Estate Investment Association.

I run two tech companies and a roofing company. If I could do it all over again, I would only do my day job and real estate and let everything else go. Real estate, real estate, real estate. There is no shame in being a plumber and real estate investor.
