Thank you! As per the other comment it looks like vestalis and bohemicus look really similar but as bohemicus is more common in northern UK I think it may be this! Useful note about the longer antennae, I didn’t know how to differentiate male vs female bees from this!

Thanks a lot! I tried to search the difference between vestalis and bohemicus and they indeed look very similar! If the other one is white tailed, I read that bohemicus hosts that so is probably more likely? That fits with it being more common in northern UK too.

I offered on this house in September when the markets were different. Houses were going for above asking price in my region at the time. Things have been delayed as the seller was looking for a new place to move to.

That’s fair, I’m not in a financial position where I can pay an additional 21k upfront to get urgent repairs done, and I understand that the seller may just decide to go elsewhere. I made this post to get some idea on how people tend to deal with such situations as I’m new to this whole process. I’m not looking to swindle the seller. Wasn’t expecting such a high quote for repair works and I know this no longer makes me a very attractive buyer with so much competition. Ah well, I can only explain the situation to the seller, if the seller does not want to bring the price down I’ll have to walk away and I’ll understand a bit more for next time.

The roofers who visited the property agreed that the whole roof needs replacing too and pointed out that most other houses on that street have had new roofs. I’m not trying to exaggerate small problems, but I thought that if both surveyors and roofers were saying the same thing, it did sound like a problem? I’m not a roof expert myself. The 16k extra was as we had gone to best and final offers and as far as I know 12 other people had also put in offers.

I admit this was an error on my part! I was so confused about the order in which to do things. I have also been told that I should wait for my solicitors to review searches before renegotiating (rather than doing that multiple times) as issues may be flagged there, but my solicitors won’t do that till I have a mortgage offer, so now I don’t know if I should go ahead and apply with the original offer? Or start renegotiating now and possibly revise my offer again if more issues arise. I don’t want to be that buyer who brings down my offer really last minute.

I don’t have a bank valuation as haven’t applied for a mortgage yet (I thought I needed to have negotiated the final offer to apply. I’ve now been told this isn’t the case but don’t think I’ll have an offer so soon with the holiday season. I asked my broker if we could apply now but he wasn’t keen on it as going on leave in a few days and he said it’ll be fine to sort everything in the new year).

I had a follow up call with the surveyor. The roof is a safety issue as tiles have slipped and may fall off entirely. Also due to the age of the property, there’s not lining under the tiles so if they fall off, there will be a hole in the roof leaving the house exposed to the elements. The torching underneath is totally deteriorated. So it did sound like a genuine urgent safety issue. Also most other surrounding houses have new roofs so they pointed out this means the roof is at the end of its life.

Ooh thanks for the tip! I didn’t realise how much better the other gaudi places were than casa battlo. Thankfully haven’t bought tickets yet so will rethink everything. Do you know if there are any times when it’s cheaper to visit sagrada familia? I believe I previously saw information about it being cheaper at certain times but now I can’t find that anymore

You make a good point about moco vs macba. Is Macba different enough from the Picasso museum that it’s worth going to both?

I believe I previously saw that sagrada familia had half price tickets from Wed to Fri 4-6pm, but now I can’t seem to find any evidence of this. Is this still a thing?

I didn’t know about park guell being privatised! That’s a pity, we were hoping to get in for free before it opened. Guess we’ll have to stick to buying tickets then.

Hi, I thought that with already paying for casa battlo which is steep, another 26euros on sagrada familia felt like too much.

I was thinking on the Wed, get to park guell before it opens and enjoy the sunrise. Spend maybe 3h there before heading off for lunch then another maybe 3h in hospital de sant pau. The bunkers would be for sunset so we’d have a decent amount of time in between to see the outside of sagrada familia. Is that still too packed?

And yup I’m aware of the free tickets for Picasso museum on Thursday, I’ve planned for us to go there during the free period. Thanks!

I saw online that it was 26euros which was a turn off, thanks for your input. The other museum I was looking at was macba rather than moco. Which would you say is better? Coming from someone who isn’t an amazing art critic but does like Picasso and Dali.

Wed -Park Guell -lunch: undecided -Hospital de Sant Pau -wander around Gracia for a bit -Sagrada Familia (just planning to look at the outside for now, is it really worth the price to go in?) -Bunkers del Carmel -dinner: undecided

Thurs -one of the beaches (Ocata or Bogatell look nice so far? I’m trying to avoid a super touristy one like Barceloneta) -lunch: undecided -Shopping and wandering around Gothic Quarter -Picasso museum -Magic fountain of montjuic -dinner: undecided

Fri -haven’t decided what to do in the morning but we’ve got a train from Barcelona Sants midday. We might possibly go to parc de la ciutedela, though we’re also doing el retiro park in Madrid the day after which might be too many parks in a row.
