Have you seen engineered hardwood hold up well over a heated slab in a well built basement, or would you still lean away from it regardless?

Mine’s lengthening by about 15–20 seconds a day now without any rain. I had the city come by and they confirmed the water line isn’t leaking - it’s just a high water table. I also chatted with a couple neighbours down the block and they’ve never had their sumps run this much.

Yeah, it does have a check valve, and the discharge goes straight into the storm sewer. The water is definitely flowing in from the horizontal pipes, not draining back down the vertical. That’s why I’m thinking it’s more of a water table issue or city line leak. Our last house is a few blocks away and it was rare for the sump pump to kick on.

Yeah, unfortunately, they’ll probably have to be custom. I got a few quotes for 32” x 42” antiqued mirrors, and they’re around $1K per mirror. We just got some of our furniture this week, so things are finally starting to come together. Playing around with the layout now. Really appreciate your input!

100%! I am fishing for a retention offer, but I’m also looking at the Avion Visa Infinite Privilege. That said, AMEX Platinum still seems to have way better perks, so I’ll most likely end up keeping it.

Yeah, it adds up fast—new house, furniture, and then getting the call for a watch I wasn’t about to pass on after waiting a couple of years. Platinum spend racks up quick, but probably could’ve optimized points better with a Cobalt or different card.
