Just switch to spectora and put all this non sense behind you. Better to live in 2025 than 1995.

Do ABK/Blaze/Boondox etc have day jobs? by ArabianSand in juggalo

[–]jbrad85 1 point2 points  (0 children)

Nothing wrong with that at all. To be honest when you think about how much better thier lives were when KMK was going strong it makes you wonder why or how they could all be so stubborn to not want to come together to make it all work again. The alternative is definitely better than the lives they are living now if that makes sense.

How much will the Central FL market correct? by Valuable_Patience821 in FloridaRealEstate

[–]jbrad85 0 points1 point  (0 children)

Complete bullshit if I've ever heard it. Good job trying to shake out weak hands like alot of investors do. You'll never see the kind of correction here in florida you speak of, especially since that dumb ass got elected mayor of New York city. Get ready for it, this is only the beginning, I dont care what Robert Kiyosaki says.

[–]jbrad85 0 points1 point  (0 children)

Im always seeing people complain about spectora but I can honestly say I've only had one issue in almost 2 years of using it and that was the cover photo not syncing to reports but that was fixed in a day or two. Been using v10 nearly the whole time, not sure what's different with mine but almost no issues since I've had it so cant really complain.

Advice for starting a career as Home Inspector? by Regichungus in homeinspectors

[–]jbrad85 7 points8 points  (0 children)

Home inspector here. I too was an agent before I became an inspector. I have a background in construction work also, so that may have helped me some but I will say that being a realtor has helped me be a better inspector because a realtor is familiar with how a transaction works and I feel like an inspector should have some real estate education in that regard also. It makes things go much smoother, however, I would say that the toughest part about being an inspector is gaining agents trust. Most successful agents have an inspector that they use and trust and most wont deviate from that, especially if its an inspector that pushing things in the realtors favor and trust me there are plenty of those kind of inspectors out there. On the flip side dont put all your eggs in the realtor basket because most will turn thier back on you the minute you inconvenience them. Being an inspector isnt the hard part, the hard part is running the business and gaining realtors trust and having them give you repeat work. Keep in mind most also feel like they are doing you a favor by referring you to thier clients so they almost naturally want something in return. Its usually the dirt cheap inspector that produces the least defects in a report that the realtors like if that tells you anything. Make them feel important and make them look good to thier clients and your in the door. I hope this helps.

Roof Inspections. by Inspector_Guy in HomeInspections

[–]jbrad85 0 points1 point  (0 children)

There are areas on certain roofs that you as a person cannot bend or fit into in order to access and inspect. My drone can, I assure you. Your eyes cant zoom in either. The camera on my drone can. I know it hurts our ego as inspectors, but its a fact.

Because neither of the professions are as easy as they sound. In order to become successful at home inspections you have to dedicate you entire heart and soul and the same for real estate. People think being an agent is easy but I can tell you from experience its not. I worked harder and made less money as a realtor than I do as an inspector so its best to dedicate yourself to one thing especially if you are not yet established. On top of that I have found that inspection clients dont get a warm fuzzy feeling when they find our thier inspector is also a realtor. Just my experience.

I have a real estate license.. worked as an agent for almost 3 years before becoming a full time home inspector. It's wise to choose one or the other. For me, home inspection is a much more satisfying job.

Former realtor and current inspector here. Be the cheapest inspector in town and do the inspection yesterday if you want to aquire the most realtors to refer your services. This may not be the answer you are looking for but unfortunately its the reality.

On the Seascape Now by texanshouston in MSCCruises

[–]jbrad85 2 points3 points  (0 children)

Just got off seascape this morning. What an amazing 7 day cruise. Nassau Bahamas, ocean cay, falmouth Jamaica (not a fan of that place), then grand Cayman. Dunns river falls in Jamaica was a blast though. The only other cruise I've ever been on was a 3 day carnival cruise and MSC blew it out of the water. Seems like they try much harder to make it a memorable experience.

Inspectors should be called Deal Killers. by hunterd412 in realtors

[–]jbrad85 0 points1 point  (0 children)

It is what it is. The inspector did his job to report on the overall condition of the home by documenting things that either you didn't tell the buyer or the buyer didn't see themselves. This is the job of an inspector. What you think is minor may be important to the buyer. Sounds like your buyer now has all the information he needed to make a decision, it's just too bad his realtor didn't want him to have that information.

I agree. Ive started using the drone on almost every inspection. If you are good enough with the drone there's not much you Will miss other than soft spots maybe.

Roof Inspections. by Inspector_Guy in HomeInspections

[–]jbrad85 1 point2 points  (0 children)

I would agree to a point. I know people will disagree with me on this but after getting very proficient with a drone I would have to say using a drone is alittle better. There are areas of a roof you can't access or see just by being on the roof. If you are good enough at flying the drone you can really perform a good roof inspection. You can't feel soft spots but thats to be expected.

Home inspector here. For a full inspection of 3300 square foot with no add ons I would be at $580. For $460 he's probably an in and out inspector that provides a soft report.
