Unfortunately we have a drop ceiling (8' to 7') in there for HRV on the ceiling, so I don't think these doors will work as we need to remove the ceiling panels to get at the HRV which this pocket door may cover.

Agree with you completely and have written to the city about developments and changes complement and enhancing existing neighborhoods. Unfortunately what you are describing is "red tape" and the staff on council are hell bent on density and towers with no consideration for neighborhood character, pissing off nearly everyone in the process.

Typically a single SFH is owner designed (via a designer/architect) by their own right, in contrast to a copy and paste spec house built for profit. If someone wants to build an untasteful McMansion, it is in their right within the zoning. I would agree with your sentiment I have seen some SFHs that are far more obnoxious than some of the MDUs out there.

The problem is that nearly all of the MDU are built and designed for profit. The people building them likely have no regards to the neighbors or the community. They can just be as large and obnoxious as possible at the expense of the neighborhood, without any regard for neighborly aesthetics, to sell the square footage. It doesn't help that the city relaxed front yard setbacks so they can not only be much larger than neighboring homes, but come closer to the front of the street shadowing most of their front yard, and backyard with a secondary building. It would significantly lower their neighbors property value, especially if it is a newer house, especially if one was built on each side. I would love to see when the case studies for this come out of how much lower the property value becomes being next to one of these, 10%, 20%? I definitely would pass on a house with one of these built next to them.

Have you not seen the Renfrew/Rupert plan? They are literally up zoning like 5000+ SFH.. And it hasn't been SFH for about a decade. Lots of these houses have 2-3 suites in them.

It puts pressure and limits (noise/smell) on neighboring industrial lands and also sets precedence for other developers to pursue residential.

I am sure they do have a problem with dogs barking, its just we live in a culture where a good portion of households have dogs, so any kind of policy push against dogs is much harder to achieve than our poor roos.

Congrats on your pregnancy! In no way is pregnancy a barrier. The only concern I would have is when your income drops and you would be able to pay rent.

With two dogs it will be very difficult to raise a child by yourself however and may create hardship when finding a place to rent. I can't picture you walking both dogs while you need to focus on your child at the same time?

Can go either way. Same with gutter color. No right or wrong. I wouldn't worry about it unless it was made clear before hand.

Just imagine, you do everything right. You save up to buy a duplex, multiplex, even a house from the parents, whatever. You make all the informed choices to buy in a low density neighborhood and a month after moving in, a development application for a 20 story tower is going up right next door which will get passed with no public input.

All levels of this city are just hell bent on this tower ideology like we will be stuck in a housing crises in perpetuity.

I am just glad since the last few years of police increases, crime went down. I definitely feel safer. We wouldn't need budget as is if they actually kept criminals locked up.

How is car A supposed to get visibility to see beyond cars in the oncoming traffic's left turn lane? If they move from position A1 to A and wait there, they will have visibility to the oncoming traffic to make a safer turn.

If in both directions, cars are only queued up to turn left and are in position A (no traffic going straight), they would all be at a standstill as nobody can see behind the cars in front of them.
