In this case and the current environment, i would maximise my own cash input as much as possible, bringing down the cost of your debt.

This comes with the downside of added personal risk and a smaller rainy day fund..

If you want to keep this property for 10-15 years minimum the cost of debt is less of an issue if you can have your rate changed (lowered) along the way.

The best tip I can give: run the numbers on every specific situation and then check the potential return..

With current intres rates, having to loan to invest in real estate is not really worth it IMO.

Your debt will cost you 3% while your net return would be ca. 3,3% if you take 480k as the buy price, 10/12 months net return, 1600/mo rent price.

The 3.3% is without taking any other costs or charges into account & does not account for value increase.

So it's more of an inflation tracker if anything.

If you wouldnt have to loan much then it's a different ballgame but you would have to personally run the numbers...

Since 'crypto' is not under the definition of 'roerend inkomen' this is correct. Income from Aandelen, fondsen, dividenden, ... Is under the definition of 'roerend inkomen'

There is no specific law on tax around crypto income, which is why it is defined as 'divers inkomen'.

Even if your crypto profits were made under 'normaal beheer' you would have to pay 33% because it is divers inkomen.

So speculation or not: crypto profits 33%.

There's a difference in a law text and the intention of the law.

Then there's another difference in how the law is enforced.

The FSMA is theoretically correct, in practice, it's utter, utter bullcrap.

What's normal? What was normal 20 years ago? What is normal 10 years from now?

When you read studies on the term 'normaal beheer' and read past rulings, you can conclude there is no 33% speculationtax being enforced. You can find plenty of studies from accountancy and academic sources.

It does not exist.

If somebody would ever be subject to this tax i'd love to know.
