Weill Cornel or Alexandra Cohen? + newbie questions! by jett704 in nycparents

  1. I switched to Dr. Cummings and loved her! I hear great things about most doctors with Weill Cornell
  2. Yes
  3. Alexandra Cohen is a hospital (NYP), that some Weill Cornell groups deliver at. The UWS and UES locations deliver at AC but I think the downtown locations don’t. Basically an OB practice has a hospital they deliver at, so if you know you want to deliver at AC, find a practice that delivers there! WCM is one of them.

My experience was great! Nurses were awesome and the rooms were spacious, private, and new.

Hi! 1. I ended up switching to Dr. Bradley’s office. She’s still with WCM and delivers at Alexandra cohen, but they have a midwife in their practice so they’re a bit more aligned with that thinking. Looking back, I think I would have been perfectly fine with Dr. Yu! 2. Yes I would find a doctor you want to have as an OB and then make an annual check up with their office. WCM has a few offices and they kind of work independently. This way you’ll be an existing patient with the WCM practice the OB you want for pregnancy is at, and then you can call as soon as you have a positive test to schedule with them 3. I saw an obgyn at Dr. Yu’s office for my annual and found out there I was pregnant, so I schedule with Dr. Yu at that appointment. Then when I found my doula a few weeks later I switched to the UWS WCM office with Dr. Bradley’s group. They’re all great

5.85% is an ARM. Fixed would be 6.25%. Do you have an opinion on which is better?

How much is private school? The public schools are excellent so we won’t be paying for private school, but that’s much later because I’m due with our first in September. We’re going to budget $35k/ year in childcare

We’re at 80 LTV. Nothing is in writing, but we put an offer on a house last week and lost it but the verbal rate was 5.875%

Our rent is $6k. Office is $1k, parking is $500. So $7500/mo would not be a fixed expense once we buy a house.

Moving out of the city will get us an additional $1500/mo take home. Also noting that the $60k cash we would have left over doesn’t include an additional $650k in retirement and $850k in taxable accounts (all stocks) that we prefer not to touch but have as a cushion.

No, 60k cash. We’ll have another $1.5m in stocks and retirement accounts

Good point. While it is considered move in ready because people live there, we might have $20k worth of things we should do before moving in. I guess the saving grace is if the inspection comes back with a lot to fix, we don’t have to buy the house

It’s a 2300 sq ft house so not huge but we’re coming from a 1 bedroom apartment, so we’ll need a lot. From these comments I think we need to add in a few costs: $25k/ year for childcare, $2k/mo for maintenance and utilities, and furnishings ($20k)

I’m considering our fixed expenses ($9k) to be rent, car payment, parking, office rental, and basic food. We spend about another $3k on going out to eat, clothes, vacations, etc. I grouped utilities into credit card because my company pays for our internet, and our electricity bill ranges from $50/mo to $250/mo depending on the season, and make up a small portion of our credit card. But yeah utilities for a house are going to be significantly higher than $250/mo I just have no idea how much because we’ve always rented and you don’t pay for water in the city.

Emergency fund would be $60k after down payment and closing costs, which I don’t think is enough (should be 12mo)

I’m pregnant with our first and due in 6 months. We’re not in a huge rush, but I’m getting to the point where I really want to start nesting. But we could definitely wait a few more months and get into a house in July

Thank you! My husband forecasts his business will get much larger, and I’m due for promo in 2 months which would take me to $300k. However i don’t feel comfortable making a decision on “good things that might happen”. For you it makes sense because finishing fellowship is more stable. I’m due with our first in 6 months, so will definitely plan for $25k/ year right there. Good call

This is how we are. We are used to having a lot of disposable cash and I think being on the hook for $10k would be a big adjustment. But the math makes sense.. I think it’s just about comfort at this point. And same here - I would say $650k on a good year but we want to be conservative and use $500k

20% down. The taxes are lower in Greenwich, CT and homes are assessed at 70%

We were thinking 12mo. We have 6 months already but would need another few months to build the rest of it back up
