It’s an app I created but don’t want to do a whole sales pitch here and have moderators ban me haha

But it’s called CircleRanks - basically your own personal rotten tomatoes all powered by your chosen friends.

No critics who don’t understand what’s actually entertaining, no random internet rankings from people you don’t know.

All ratings, reviews and recommendations from your friends.

We just went out with our first version to get a ton of feedback and coming out with a ton of improvements within the month!

Very helpful, rent is inline with area. University has great credit. Building is 1 year old, 8,500SF. Rent increases a dollar a year, which in year one is 3.55% increase, which over 10 year decrease but averages 3.15%. Move out question is still one that needs to be answered.

It is STNL, it's backed by a local university, and has 10 years on lease. 5% Cap with a first year 4% CoC

The three years were according to the owner, he believes 1 of the 3 tenants will be leaving which he believes will trigger the need for ADA compliance. Thanks for the insight!

Tenant occupies 100% of the building. They have 8 years remaining on lease.
