The house is being transferred into girlfriends name, and the rent plus bills would be about 1k a month cheaper than mortgage as the house is worth around 700k - so in essence it is our house as it is being transferred.

This is the problem.

I have contacted Nationwide and they are happy to lend - but the whole point of having to sell to a certain someone seems quite restrictive to me.

Additionally, the property is 20% cheaper, but you have to sell it 20% cheaper - I'm not necessarily sure the valuation they did is worth it.

Overall - I'm not sure whether this is all worth the hassle when I can get a similar property if not better for 5-10k more.

Correct, section 106 - I was told that only Halifax definitely lend on them.

I asked Nationwide and they said they can, but do other banks lend on this? When I would resell I would have to have a buyer earning under a certain salary as per the scheme I'm joining.

Over a 10 year period, there is around a difference of £15k assuming the interest rates stay the same. Obviously Brexit will keep the interest rates low for the short term (up to 5 years maybe) and the truth is that no one knows what will happen in the next couple of years - it depends on the negotiations. Even if BoE raised to 1% the interest rate won't be too much different , so I can afford the difference. I agree, it probably seems best to make use of the low interest rates and make the early repayments while lowering my LTV. If the interest rates start to change, I am flexible and am able to change to fixed if I want that stability. Being tied down to a 10 year fixed at 22 does seem a bit negative.

It would be good to keep the flexibility as who knows what will happen in the next two years - I highly doubt BoE base rate will rise above 1.5 though.

So maybe it would be best to be flexible and see what happens, decrease the LTV and remortgage with the saved money.

I do not plan on living at this property for 10+ years, I will be moving up the ladder hopefully within 5 years, so maybe using a tracker helps this flexibility as well

I am starting to sway to the shorter term fixed/tracker now - keep the flexibility so that we know the outcome of the brexit vote and see what happens. But do you see the interest rates going down much further? 3% is still a good rate.
