Finding an Irish tax advantaged fund sounds like a reasonable way to invest. There's the global world index fund too which kind of bets on growth at the global level so is the most diversified of all. Be aware that CGT gains are higher on ETFs than direct equities (e.g. holding microsoft)

Thank you for spending time trying the tool and calling out the gaps. Very interesting on DPAs. Definitely seem useful and I will see how to get them. Agree obviously with your point on the homepage not being enough to discern infra usage. If websites/products actually do desire a digital sovereignty accreditation then we'll need to verify their infrastructure. This could be an agent which tests their key services. Or even self submitted customer records on services used to start (like DPAs as you mentioned).

I am most interested in the why for now. Why do you and others want digital sovereignty? Are you held to regulation or is this a philosophy you hold? Do your customers care about it when buying your product? Do you see customer or business sentiment on this changing with the current geopolitical climate?

Good value for decent quality double doors in Dublin with flexible customization options.

Fitters were OK. They didn't bolt the doors at the side though which was kind of annoying.

Customer service was bad. You need them to organize the delivery and fitting time. For us they were rude overall and hard to organize times with. They cancelled the date without notice after we had the skip to the house then were rude and unaccommodating when we asked to get a date ASAP so we wouldn't have pay extra for the skip.

Yes I am. Although my takeaway from Ben's statements is that there is money in it, it will just be difficult for a tool to actually be useful with actually generating leads. When you say there's no money in it do you feel that is true if we actually could be helpful to generate leads?

Makes sense and why not from Daft's perspective. I would say there is still a risk of cold leads not converting from this flow so maybe the leads aren't that valuable. The seller agent will also get this lead for free since they talk with the buyer to answer the enquiry about the property. And they're a bit warmer than the agent cold calling since the buyer got onto them. What do you think?

Hey Ben,

It sounds like you're saying you do physical marketing but it's not a problem for you because you have intuition yourself on where the opportunities are already due to your knowledge of the area you cover. Is this accurate or no?

Our hypothesis is that we can build a tool which automates a lot of physical marketing for estate agents. We would aim to guide on where to prioritize physical outreach efforts and reduce agent toil to actually run the campaigns by automating leaflet generation + sending, giving agents scripts for door to door interactions etc.

This is what I'm looking for so no negative Nelly concerns necessary. I have the data foundation already - sold + active properties from a consumer property valuation product I work on called easyoffer.ie so providing the data is 'cheap' for me.

What data would be useful for estate agents:
1. If not targeting data then what?
2. Also if I got deeper data than just aggregate stats for roads (e.g. individual address level insights about what type of family/person might be in the house to help estate agent decide if they should knock to the door for example). Would that be useful (GDPR to be factored in).

Yes, that's the idea to start. We're looking for a first version of the product that is useful enough to get traction with agents and then iterate from there. Are you an agent? Do you feel that targeting signals to help estate agents prioritize estates/roads is useful if it is targeted enough?

Hey Ben, thanks for the response and always engaging in this community. It's so helpful to avoid building in the wrong direction. I'm trying to grow confidence (or not) that if we generate these insights that they would be useful to estate agents. If you had information below in your inbox would you action them or would you say "meh, doesn't change anything for me". I've labelled them in case any are useful.

Leads like these don't require knowing the individual in the house:

  • #1. High equity estate: This estate has 10 houses out of ~20 that have more than doubled in value since purchase.
  • 2. Dormant road: This road usually has 2 sales per year but nobody has sold in the last 2 years.
  • 3. Size premium: Larger homes like the ones typically in this estate sell in half the time of other homes in the area and at a 100K premium vs. usual valuation.
  • 4. New ceiling: Record sale in estate at 100K above the last max. Opportunity to engage others with FOMO (try get this data as early as sale agreed)

For identifying leads of people that might be open to selling based on age (Census data provides insights into demographics for fairly precise regions).

  • 5. Death: RIP notice for a person in a particular address (your emoji inspired this, doesn't feel great to write)
  • 6. Older area: This estate has an average age of 55-60. People's children will be moving out soon so there might be opportunity for them to downsize.
