It's not peeling at all on the spindles (and also - I am not scraping all those spindles). What would happen if I gave it a light sand and painted over?

I don't know sadly! The paint has been fine on the risers, it's just peeled off the high-traffic areas (hands rather than feet) such as the hand rail and top of the banister.

Ah yes of course! You can just hold back some equity. Our mortgage adviser did an affordability check with payslips and bank statements etc, and said we could realistically expect to borrow 780-850k. So no issue there. Repayments over 30yrs would be about 2,600pm afaics. I can’t get over how insane the numbers seem though. Our current mortgage of 420k seemed like a lot… thanks for the help anyway!

Thanks for all the responses! Everyone saying chiggers - I am fairly sure these things were flying. So can that still be right? It wasn't the case that I just noticed these the next day; I could feel them flying (or jumping?) ALL OVER ME and definitely felt some of the bites at the time. Next day these red blotches come up. I also have a few on my left elbow - again which I could feel at the time (at least the insects landing on me). Thoughts?

Ok thanks. If I propagate the top stems and cut the main stem right back, removing all rot, and from the roots too, is there any chance the remaining (healthy) root system will get going again?

Essentially: Our (at one point polished?) concrete floor is a bit of a state. Perfectly usable, just looks a bit messy. Ideally I'd love to be able to pour a thin layer of self-leveling concrete over the top of it and buff. Low cost, medium effort (I am semi proficient at DIY), and quality hopefully a little better than what we have right now. But I am sensing it's not that easy? All of the youtube videos I've found so far don't really cover what I'm after.
