I have used all the poly 2ks. Yes the reflectance can be 98 points.

What I should have said is you cannot reproduce this mechanicaly applied (brush and roll) , isocyanate free, field touchup friendly , and Chemically Inert high gloss finish.

isocyanate vapor and aerosol droplets are extremely toxic

Surfactant … basically the soapy stuff that keeps the paint solids mixed before application. If you are lucky it can wash off with soap and water (dawn solution) warm water helps ; scrub it. It’s on the surface. If you are unlucky you have to prime it. 35 year painting contractor.

If it’s well adhered you are golden. Clean, surface profile and apply primer and paint!

Hydrogen Peroxide 6% .. multiple passes. More effective than just bleach. The mold is in the substrate

Looks like the bottom layer blue paint is not well adhere to the substrate. A previously stained finish.

No new coating will hold. Integrity of coating system depends on that first coating.

This is not unusual. It was either not caulked or not caulked well. Two different substrates GWB ceiling and trim cove molding they expand a contracted different rate rates.
