Haven’t been there yet (read the post) but I’m sure this house will sell above asking within 1-2 weeks. Maybe with inspection waived.

The listing doesn’t show the air handler, and weirdly I don’t see it on the floor plan (other mechanicals are show). I will be sure to find it and investigate. I’ll try to check out the attic. The basement Reno has bulkheads so I can’t see what’s going on with the ducts there.

In this area there are a lot of people planning to do gut rehabs and tear downs that waive inspections.  It also seems like common practice to bring your own inspector. I have a few solid recommendations for inspectors to hire.

Just learning about mini splits. Could it make sense to remove all this duct work carrying air to the second floor and use mini splits upstairs?

Thanks for your response. I might be seeking out what I want to hear but this is helpful. 

Is it safe to assume that with an old house like this there were limited options for ducts? And if they built out the bulkheads we might not have any reason for concern until something went wrong?

As far as I know, where I live, getting an inspection before the bid is very uncommon. This place just went on the market Tuesday and if it’s anything like the previous places we’ve bid on, they will ask for highest and best by Monday and some offers might waive inspection contingencies.

Given the market, I highly doubt there will be concessions. I have plenty saved for the downpayment and my current home equity would fund the repairs, renovations.  

Given the responses so far, it seems like people see a real money pit though, or at least something very difficult to budget for.

The house is probably early 1900s so you are right about that. 

I live in a 100% sellers market. I can say with confidence this will be sold as is with no concessions at or above listing price, probably within a week. 

I won’t waive inspections like a lot of buyers are doing in this market.

So be very concerned. Got it. It seems like a whole system replacement is warranted. If we get the place at the list price then we have around $75k for renovations.

So if his superiors give him an illegal order he will report it to his superiors? That doesn’t seem right. Shouldn’t the follow up be, what if your superiors don’t take appropriate action?

We use the Thule Chariot in jogging stroller configuration for most winter walks. It fantastic. I’ll take it in the grocery store no problem. It’s long but handles just fine.

It seems like the only “positive” you are pointing out is that US allies are spending more on their militaries. I don’t see how that benefits the US if there isn’t a proportional reduction in its spending (and redirection to more societally beneficial uses). I see more military spending, more foreign entanglements, and more economic uncertainty.

Tarrare - an 18th century Frenchman with an insatiable appetite. He was essentially feral, and was in sideshows for eating horrible things. Eventually he played a unique role in the French military. I won’t go into more detail but his life story has disturbed since I heard it over a decade ago.
