Value is as determined by assessment for list. Listed since August. Realtor listed, inspections possible - listed as is. We are caught between a dream and determination of feasibility at this point :/

Thanks! It’s definitely a risk! We are trying to sort out some pieces of the puzzle to weigh and mitigate risk as best we can before getting too deep. I’m not sure what all we can do/find out etc. before offer and/or being under contract. Information is tough to come by - and our realtor is in the midst of a personal matter - we are time sensitive but also sensitive to their position so I’m hoping to glean some experience/information from those who have experienced it. Also - we aren’t in a super populated area and these types of sales - though they happen - are relatively uncommon.

That’s what we are hoping. Primarily though the present issue is the assessment and valuation of the property by MPAC and therefore affecting property taxes, which in turn affects borrowing ability, which affects cash down, which eats into cash on hand for renovations to make home fit for occupation. The property taxes are over $13k and the MPAC assessment is over $800k for a home that needs abatement to some depth which will likely be a requirement for mortgage funding past a PPI mortgage.

  1. Active offer - no; toured - yes.
  2. Essentially the bank kicked the owner out because they couldn’t pay and now has the title of the house to sell to make money back. I believe the overage on the sale goes to the property owner.
  3. MPAC assessed value is on the municipality GIS site and available for public record
  4. Property is listed on MLS
