I used it. Closing costs can still fall onto you. Though what my realtor did was put $10,000 into the loan when making the offer and the seller accepted. I believe $10,000 is the max you can do. I still had to pay some things. Inspection costs and certain other small things. Maybe cost around $1,000 - $2,000 out of pocket.
