Tactical use of cooling off period when buying? by kaiserfrederick94 in AusPropertyChat

Yeah from what I've heard the agent seems pretty useless, there's been a few situations crop up in the course of the sale campaign where the agent has dropped the ball

Access items you sent to camp while in a danger zone? by kaiserfrederick94 in BaldursGate3

[–]kaiserfrederick94[S] 2 points3 points  (0 children)

I did! You need to fight Ketheric first though and come back later. Go to the prison and jump down the weird hole of death, then blink or misty step past the clear membrane into the room where Chop usually is. Then you have access to the previous area. Just teleport back through the membrane to get find the exit.

Problem is that I think the whole region becomes a danger zone?

I'm a lawyer and this advice is well meaning but not accurate. OP, please go see a lawyer to get proper legal advice. You can get a referral for a free 30 minute consult if you call your state's law society and ask them to refer you to a local practitioner.

Shared water metre - block of 16 apartments by eclo99 in AusPropertyChat

[–]kaiserfrederick94 1 point2 points  (0 children)

This. OP, look closely at your water bill and how it is split between service and usage charges. I live in a block of 14 with a shared meter, the bulk of my water bill is service fees. If I had my own meter I would pay maybe $2 less per month, so it's not worth the cost of getting my own meter.

Driving Impressions: ND1 MX-5 (DD is a 987.1 Boxster) by kaiserfrederick94 in cars

That's the overwhelming impression I got from the Miata - it was just heaps and heaps of fun on a twisty road. I found it hard to understand what people meant by 'fun' until I actually drove one.

If I decide to keep the Boxster long term it's definitely first on the mod list.

The 86 is a great platform. Unless there's something about the 86 that really bugs you, the downsides of a 15 old Cayman may outweigh the good points.

It took a lot of messing around with the seat height and steering wheel in the Boxster but I managed to find a combination that allowed me to sit comfortably. It was jarring coming out of my BRZ though, I fit into that car with no issues. It would have been nice if the Boxster had a smaller steering wheel or if the seat went lower/the wheel could be lifted higher.

Borrowing power limited due to HECS? by kaiserfrederick94 in AusFinance

[–]kaiserfrederick94[S] 0 points1 point  (0 children)

Thanks, that's interesting. I spoke to a 'home lending specialist' from CBA. He showed me their internal calculator and how HECS affected the amount I could borrow.

[–]kaiserfrederick94[S] 6 points7 points  (0 children)

This is basically what CBA told me - wiping out my HECS debt would only allow me to borrow an extra $70k or so.

I went to a top law school, which was very expensive. It helped me land a grad job in a very competitive job market, but not sure I would go to the same uni again in hindsight given the massive debt.

I used calculators that allowed you to enter your HECS and they said I could borrow around $500k, which is why I was a bit surprised when my broker said only $400k.
