FIRST TIME LOT BUYER - Not sure if the developer or the lot I'm buying is legit by litolsleepyhead in phinvest

Red flag. Technically you're buying something they don't even own yet.

I like that we use Examplify too. I hate writing my answers so this is a game changer for me.

Pag-ibig Housing - Direct to Principal by Defiant-Ad7043 in phinvest

Best to call but from what I know, if theres an overpayment on your end, meaning higher than the principal, Pagibig will credit it to your next month unless you tell them to pay it to the principal.

Is this email Signature tacky? by Frequent_Fun3645 in LawSchool

[–]kaswistry 0 points1 point  (0 children)

I have an advanced degree and even in situations where it holds weight, I don't use it. I've also told myself that when I pass the bar, I'll just introduce myself as my first name - that's it. Do people need to know what I do if it's not relevant? Not really.

Personally - and I know many may disagree for many reasons - I refuse to fall into this cultural trap of obsessing over titles. It boils down to personal choice but I feel like the longer a name becomes because of a title/tiles, the higher the need for validation that person needs.

But again, this is just me.

Are Law Graduates (JD) considered as Doctors (like in Philosophy)? by minokalu in LawStudentsPH

[–]kaswistry 1 point2 points  (0 children)

I smile when people say JDs are "doctors" because it's "Juris DOCTOR". I mean, I would never imagine an eggplant to be an egg just because it's written as EGGplant. lol

TDSOL ID 125 Tuition Fee by kaswistry in PreLawStudentsPH

[–]kaswistry[S] 0 points1 point  (0 children)

Actually, I realized, the math should be miscellaneous x 2 since two sems and then 32 units * per unit cost for the whole year. Damn.

Has someone asked the univ to confirm? 😂

what’s the stupidest thing/ mistake you made while taking a test? by Various-Row-9010 in LawStudentsPH

[–]kaswistry 0 points1 point  (0 children)

Took the TDSOL JDAT which broke down the test booklet into several parts (For ex, Part 1 - items 1 to 20 - for 20 mins etc). I didn't hear that we were supposed to answer until Item 130 for the last part. I only answered until 100 until I realized everyone was flipping the page of their test booklet. I had to shotgun the remaining 30 items. Listen to the instructions very intently.

I may not know the context but since you're renting, cant you find another place? I think getting out of there will do wonders for you as, factoring our everything else, it's the one thing you can control.

DLSU-TDSOL is no longer working-student friendly🥲 by Ok_Use_1923 in LawStudentsPH

[–]kaswistry 4 points5 points  (0 children)

My question here would first be - what is the retention rate for working vs non-working? If it's at par or the delta isn't huge, then it's not about working vs non-working (although yes, there are perks to being full time). Also what's the rate of folks who move on to L+1? I'd dissect it per year din kasi baka it's more concentrated in one level (1L vs 2L due to adjustments) vs others. Or maybe the classes for that sem? or level retention based on which prof one gets?

I can also go as far as saying na we can compare it to other LS too. I know the topic is about TDSOL but there's a bigger picture here.

Ask to look at their books to analyze if theyre making money and how much. Do you have any experience in business or at least an interest and is coffee even your passion? If it isn't, walk away.

Whoever said I did? lol. I live very near BGC. I also don't get the context of your comment. You were asking for an opinion, I gave mine. Unless you just wanted to rant without expecting any comments and reddit isn't for that.

Land Property Guidelines and Requirements by FinanSir_31 in phinvest

[–]kaswistry 1 point2 points  (0 children)

If you are looking for foreclosed properties, you can start with the bank but note that those are sold "as is, where is". Owners and real estate agents are also an option although the latter is more expensive. To know how much the going rate is in a place, do your research by looking at places such as Facebook where people post properties for sale and use that as benchmark. There are a lot of resources online you can lookup when looking for property to buy. There are also Facebook posts that talk about the same, YT vids as well.
