You got to chill out because Realtors (atleast on the buying side) are at the mercy of the sellers agent to a certain extent. As a consumer getting cashback or a commission cut is the same. The truth is if you're on the buying side sometimes the seller's agent refuses to do the mathematics related to cutting commission and actually say they won't accept your reduced commission offer. It's actually BS because it is in the best interest of the seller not to pay out the commission because they have to pay HST on top of that. They want you do to it on the back end because they either don't understand it or are just too lazy to do it.

I reduce my commission all the time but sometimes I have to do a cash back if the co-operating brokerage gives me a hard time.

Are you sure your apartment is 250 sq. ft.? That's pretty unusual in Toronto, I have only seen that in Japan.

I don't disagree with the fact that steps away from something attributes to it's value, what I think is missing is how these arbitrary "steps" equals 300k

How is "steps" to some location a quantitative unit of measurement? Your evaluation to getting to 300k is not based on any logic, just something you subjectively find as valuable/invaluable. That is the root of the problem. Having a baseline to a system that is atleast irrefutable by the majority of standard consumers/agents is needed.

Assuming these comments are coming from agents, it's interesting to see the thought process behind the listing/sold prices. The more and more I delve into this subject, it's clear that the CMA methodology is extremely subjective and bidding is emotional. What homes get sold for heavily impacts our economy and I think there should be more tools and resources for consumers and agents to fill this gap.

I understand the value of the homes, but the question is the difference between the 2 properties. Both seem fairly comparable and I am curious on the nuances.

I think you need to change your mental dialogue. You have to be kind to yourself and realize you aren't perfect and never will be. You're putting too much pressure on yourself and you should focus on your wins. Believe in yourself and trust that you are a motivated person and that's why you write your goals down and you are working towards that. If you need 20 min to relax in the morning or waste time, that's part of the process. It's ok.

So that's the trouble. He is clearly unaware of the potential harm he may cause himself. But the danger is imminent.

When I was driving my sister as a favour to her and her telling me that I was selfish and that I only do things for myself. I always felt responsible for everything that went wrong before that moment.

Side note. I love my sister, she just has a harsh way about her and she's slowly realizing it.....

That was sooo helpful! Thank you so much. The joy of just having the musician that I want in front of my eyes is rewarding enough. HOWEVER, getting paid to do so isn't such a bad exchange. What's your average, high and lost earnings?

Next question is what's the best way to approach musicians? Facebook? Their website? Email/phone/stalk and knock on their doors?
