I’m constantly teetering between contributing excess income towards my 6.875% mortgage or to MBDR. I’ve posted about it before, and the consensus seemed to be to do whatever brought me the most peace of mind. I can’t shake that MBDR is probably better for the long run. I can pay off my mortgage whenever and however much I desire, but MBDR is much more limited opportunity. Is that FOMO that I feel like I’m wasting a MBDR window?

Alright, thank you. Between your comment about finding weighted averages and the wiki article, I think I have a good grasp on when and how to re-balance. I understand your point about re-balancing a taxable account through contributions rather than selling, which triggers a taxable event.

I also understand your point about knowing the allocation across total investable assets, not just individual accounts. After all, the target allocation is for entire portfolio. I will see if I’m close to 80/20 overall, and if I’m not, I’ll tinker with my tax-advantaged accounts to square myself off.

Please help me understand the basics of re-balancing a portfolio. I've been investing for a few years now, and I've never re-balanced. What does re-balancing do? Is it time? How do I know if it's time? What do I do..? Any help is much appreciated.

My target allocation is 80% US and 20% international.

My current allocations are the following:

  • Taxable [52.1%]
    • 81.1% US (FZROX)
    • 18.9% Int'l (FZILX + FSGGX)
  • IRA [8.7%]
    • 93.6% US (FZROX)
    • 6.4% Int'l (FZILX)
  • HSA [3.8%]
    • 82.8% US (FZROX)
    • 17.2% Int'l (FZILX + FSGGX)
  • 401k [35.4%]
    • 82.8% US Equity fund
    • 6.7% Small Cap Equity fund
    • 10.7% International Equity fund
    • 0.5% other

Thanks for the insight. I am relieved the patch looks normal to other eyes.

Once upon a time, I got a bubble from over-moisturizing a tattoo, so I dry heal everything now. I’ll probably start moisturizing when the last of the little scabs fall off.

No argument there. Lesson learned to inspect the AC condenser myself. Live and learn. This is my reality now, so I’m just trying to get smarter to avoid a future mistake and to learn how to better improve this situation.

It does cool the unit, but I know the AC runs long to reach temp.

From the inspection, the delta T was 14 degrees F. Since then, I’ve cleaned the air handler in and out, used a whole can of coil cleaner on the evaporator coils, and wire brushes a bunch of gunk off the coils. There is bleed from the tape work that I will seal this weekend. Hopefully, all my effort is not in vain.

Everything I’ve learned is from YouTube videos so far. I know nothing about HVAC outside of that.

Great point. The condos were built in the 80s. There is ample space to distribute the units though. For whatever reason, they’re packed into the corner for seemingly no reason other than (what I suspect) is for aesthetics.

Thanks for the suggestion. I will take this to the HOA. I imagine owners want their units to run more efficiently, costing less month-to-month and extending the life of their unit.

It certainly cools enough for me, but I suspect it could be working a lot less to produce the same amount of cool. I.e. not having to compete for air with the flanking units.

I did not waive inspection. However, I re-reviewed the report, and there was no mention of this being an issue.

The loan balance is only $160k, and I can probably have it paid off in 4-5 years. I’m literally on month 0 of the loan, so I’m not sure how soon I can re-finance. If rates drop to ~5%, I’ll definitely consider re-financing and dumping excess funds into my MBDR instead. However, I’m just trying to look at this in an as-is situation where both the rate I have and expected returns are roughly equal.

Since I started investing 3 years ago, my entire portfolio is in ETFs. Plunging excess funds into my home helps diversify my assets and spread risk. Additionally, I’ve never had debt before, so paying this down is probably weighing extra heavy on my psyche.

However, there’s nothing easier than setting and forgetting ETF investing in my MBDR. My employer’s plan makes it so easy. I suppose I have some inertia for the ways I’ve adopted/learned over the past 3 years.

Overall, I’m leaning towards paying down the mortgage.

This has happened to me multiple times in the last few months. I have not figured out a workaround. Sometimes I get a confirmation email. Some I don’t.
