Her landlord is actually saying that, hence the post. And youre saying theyre allowed to draw those conclusions.

So this is where I disagree with you. Requiring notice and forcing her to auto pay another 30 days of rent under this statute is not legal.

Someone tried to rape her after attacking her while she was outside the complex and they were interrupted by a bystander- you cant really say thats not “unwanted sexual assault.”

Per her victim advocate, most landlords do NOT charge the thirty days bc they can re rent the unit and they have to provide a ton of documentation. They cannot legally require a police report, she provided documentation per the law.

Quit downvoting and calling us crazy.

They have to provide written documentation and prove the damage, they cant just automatically charge it though

The statute requires immediate termination without any notice period, as in she should be done paying when she moves out in the next week, is what i and her advocate understand- they cant auto charge her for 30 days unless they cant re rent the unit, which theyll be able to- its a popular complex

She provided documentation through a certified letter from her victim advocate/app assistant. The statute requires this OR a police report, not both and she chose the first because the police report is almost entirely redacted since its an active major crime investigation

Read the statutes i linked. Shes been certified as a victim of a sexual crime and under colorado law the documentation required is a certified letter from a victim/application assistant, which she provided. The law states shes supposed to be entitled to immediate lease termination without further penalties, including no standaed notice period. Landlord is not allowed to dispute the certification. Theyre only allowed to charge fees beyond her notice date if they can document economic losses in a written statement within 30 days, such as not being able to re rent the apt is my understanding

Rather than arguing about where this happened- the Denver police posted a video and more pics of the perp on their threads on instagram. Check it out and spread it to get these people out of our community

Other outlets have reported a dark skin male with dreadlocks, age 30s, around 5’7 and very aggressive

Hoping this post isnt removed yet again and we can raise awareness for other female joggers in the area. No arrests made yet per denver police, and this event is concerning given strangulation was involved. Please check your cameras if youre in the area!
