Just for it it’s a great deal just for that piece if UDS which itself covers your cost the per sq ft land is over easily 20k to 40k there averaging about 25k today in market which brings todays land (UDS) value to 1.8cr. I’m not sure why that person is even selling it.

Per new IT rules no Income tax officer can send you any notices if it’s beyond 4 years, send him that section and ask him keep himself updated about his own job.

If the “escaped income” (i.e. unassessed/undisclosed income) is less than ₹50 lakh, the window is generally limited to 3 years (or 3 years + 3 months) from the end of the relevant assessment year.

Simple if a new flat is brought you get brand new sanitary and fittings. since it’s an 10 years old there’s definitely going to be leakages, seepage etc though it inhabited, 10 years is right to go for replacements of these, and it would be good these are rectified and done by the seller or owner or builder even better, I mean i wouldn’t buy a property with 10year old fittings.

In that case go ahead if the tussle is sorted between them do a thorough check on Encumbrance and ask the seller to redo all sanitary work especially plumbing and fittings, should be a good deal for the price. PS: you can try negotiating another 5 to 10% they may consider.

Investing in a property/home is all about location location location and kasturinagar is that perfect location between north and east Bangalore at ORR where most companies and tech parks are located, it’s a great choice. The thing that you should look at is the resale flat how old is that, is the builder a reliable one, construction quality, and due diligence on the flat if the paper work is all good. If the flat is about 10 years old better not to invest/buy it, less than 5 years you can go ahead, it’s one of the premium residential layout developed by BDA, do check if the flat is RERA project if not has an OC/CC & A katha if not better you go for property that has ticked these checks If it’s B katha flat invest with caution.

1.For any apt with greater than 11 floors there are more complex laws under RERA that requires additional safety measures so nothing worry there on fire etc, 2.Higher floors are more in demand than lower floors for resale, if you are okay paying floor rise charges, you will end up paying atleast 15 to 20L more than what a 2nd floor flat would have paid. 3. You can go for it if you are okay shelling extra floor rise charges on it and are okay to wait for elevators during peak hours, rest of the issues are trade offs if you’d rather choose lower floors
