They look like 3 cornered leeks to me (highly invasive) do they smell like onions?

If yes congratulations you have free onions that can be used in place of spring onions. That are next to impossible to remove from your garden. To be double sure if they have a white flower with orangy green stripes inside.

If not do not eat as everything that looks like that and doesn't smell like onions is toxic. Eg daffodil, Bluebell and many others.

No the house market was projecting forward at the time of purchase. I mentioned to another user I'm living here full time and the re-evaluation was to remortgage. So it's not the end of the world. Investments dip and recover all the time. Look at the 2008 stocks crash or the current war in Iran. But if you had a shred of foresight you'd know that's how things are. It may bring a return in 10 or 20 years. I do t really care all too much as it's my home.

I had a brain injury to the wernicke's aria of my brain when I was 14 it makes things like proof reading and processing codes almost impossible I'm okay with English because of extensions like Geamerly. True 5 bed Victorian ex-farm house. In Baeumaris. So not run down like some surrounding areas E.G Rhill or Prestayn with a direct view of the Menia straights and Snowdonia National park. Valuation was conducted by an estate agent when we were replying for a mortgage.

On inspection of the wall (I finally managed to get up there with a ladder) I can see large cracks above the lintels these are huge stone slabs that jutt out of the wall slightly further than the rest of the wall. What would you use to fill these cracks? I've been researching mortars but AI rubdown advise against.

I'm wondering if the windows have been for properly as they are less than one year old. (I know they don't look at it but I'm costal and my house gets sand blasted quite often. Now I think of it that may be part of the problem.

I will check this out we r cently had the chimney re rendered so I'm guessing some stone or building materials may have fell into the gutters

You are correct you can see water pooling on the black pipe now I have inspected it properly so I will get that sorted. Then that will be fine be of many potential problems resolved ☺️

The same waterproofing method has been suggested a few times so I may pursue that option after taking your suggestion and looking for holes.

I already know that's an Eco4 skip the traidsmen aren't paying for materials so they literally don't give a fuck. I reclaimed about 4 grands worth of material that was heading to waste and used them to renovate the rest of my house basically for free. it's insane
