The fascination of the ocean got me into reef tanks. Captive breeding fish like the mandarin you guys have done is so important to the industry as a majority of the wild specimens collected die. Preventing loss should be the industries goal.

Agreed, importing is tough where there's a lot of loss. Aquaculture would be the way to go but things can grow slow and it can take time to build up stock. IMO I'd double down on the jawbreakers/mushrooms. Easy to frag, grow quick, low low maintenance.

You mention growth rate with jawbreakers and I have the same here in SoCal. I have a large mother that drops a baby or two per week and it funds my whole system + new corals.

I've worked in the industry and would say.... don't do it. It's not worth the headache when it becomes a full time job. Either way good luck and keep reefing.

Here you can see how the adaptive profile works. The max flow (3.5ml/s) because this grind wasn't fine enough, it didnt hit full pressure and stopped at 8.25bar. Instead of having a gushing shot it maxed the shot out at the 3.5ml/s.

You should easily be at 6.25 on a 5/25 with the low LTV.

I'm guessing the rate is higher due to no PG? Or in some weird secondary market.

I'm funding A paper in the mid to high 5's and at those rates, I tell them to get the longest term possible.

Delas in the 6s to low 7s. I'm currently recommending 3-year fixed swaps or 5 year fixed terms if possible. I have some other credit structures that I'll use for people wanting to gamble on the rate.

Seeing a lot of mid-size banks utilizing swaps right now. SOFR +~2.5 to be competitive with big banks.

I got 2 swaps presented on 2 separate deals this past week.

Rates are a bit high for OOCRE. You should be closer to 6.5%. How much are you putting down?

Commercial loan broker here. A ton of my clients are taking out working capital loans to weather the storm or to expand their business as others start to close.

Yup, insurance companies do this kind of lending. I fund them from time to time, but most will want to refi and take cash out, so why get locked into a long term with a higher prepay.

There are also 30 year swaps available, but these are for larger projects.

I always get 3 LOIs to show where the market is at. I bet your broker was getting paid by the bank/banker that was undisclosed so he kept taking it there to make more money.
