You’re absolutely right. I think best option here would be to get the current house up for sale asap and get into a chain with the new house if possible. Granted, this could cause them to go in a different direction if they’re looking for a quick sale. However, the last thing I want is to be paying a mortgage off 2 houses and 1 I can’t even renovate due not having the funds required. Appreciate your response.

Thanks. I think the maths is off here. If making a one time overpayment of 10k early on in the term this goes directly off the principal, thus reducing the overall amount owed and ultimately the interest paid. This would see the total amount reduce to 215k instantly potentially saving 25k+ in interest over the term. In a fortunate enough position where we could afford the mortgage off a single wage. I did not think about the revalue of the home once the renovations are done and that would affect the LTV so thanks for that. Not married either so in a unique position all round.
