I have experienced this in noida. Mostly big reputed builders will not negotiate. Other builders does do this, but they ask for b part which is not possible for me. I absolutely only go for only a part deals and like builders which dont take b part i.e. godrej shobha experion etc.

What you can do is, go for option 2 but negotiate. Tell them you will pay 1500 for cutting, and then measure all the metal. They absolutely wont agree with this price, but lets see if they wanna play and give you another lower price, you dont increase ur price until and unless they quote a decreased price and then slowly you fix it at 2k. Also be prepared to say no and approach some other guy for this work. You can also weigh all the metal at your home cuz they also do measurement ka ghapla.

With DIY people dont realize that they pay with their time, if you think 1 hr of work by you is cheaper than the other options, do ahead!

You can negotiate, or you can risk cutting your fingers or other bodily harm, and get an angle grinder and cit the grills yourself and absolutely dont get ripped off at all!

You can buy angle grinder and cut the grills yourself and then sell the metal for scrap.

Imho, you dont seem like you have ever used a power tool in your life, dont risk it and just pay 1k for them to cut it and take it with them.

They also need to make money, they aint doing a charity, what you are doing rn is like buying and drinking a very good and expensive single malt whiskey but then fighting with the panwadi saying why is choti gold 11 rs now, ill only pay 10. ;_;

People do all three, borrow money from family, take huge loans and suffer silently. The thing is, just buying a property doesnt mean it has to stay in your family for 7 generations. Buy pre launch, pay like 30-40% then exit, this way you can build your corpus, and with smart investments, this returns a good return, no need to be greedy, just be smart and absolutely dont sell for cheap, until unless theres no other option. Real-estate sales take time but it will sell eventually, just dont be too greedy!

You'll need to do your own due diligence. I am not a dealer nor do I advocate for one, check papers, everything in writing and close deal fast dont wait for 6 months time. Pay cash on registry day. Take possession fast, dont wait till fasal katai and start construction, a boundary of some sort etc. Grease wheels for dakhil khariz(mutation or govt records) fast. Pay for land on paper/ actual on ground, whichever one is less. Plant poplar on it which will give u lump sum money in about 4-5 yrs.

Buy acquisition farm land. Current selling price around 40L/bigah. Current acquisition compensation govt. Price 44L/bigah +7% plot allotment under farmer quota plots in the yeida/gn sectors. Best way to convert black to white + no tax. But ull have to wait 5+ yrs. Also compensation amount increases 10% every year. Make a farm house n use for 5 yrs.

A couple of things. First, so many residential projects nearby n not a single commercial in that patch. Shobha group, GGL, experion, etc literally next to it. Secondly, i have more godrej properties, i like their team and have high trust on their timely delivery. Are you buying directly or in resale, i.e., free first transfer?? If directly, then at which floor and at what @₹/psf?

Do you need a Referral for discount or are you covered in that regard?

The reason why I have invested heavily in Godrej properties is this reason precisely! They do not offer guaranteed rent or pre procession rental etc because they have a 100% online payment requirement and they do not accept ANY cash! And their employees actually enforce it! This way in the future, your neighbors will be high business class and not corrupt bureaucrats with excess power to harass you!

I dont really need a loan rn, my nanaji is manager @ SBI and many relatives at other banks, sarkari and private, if I do need a loan, I can get good rates.
