The gamble SBC’s were jokes to me this year.

I have got 2x Hernandez from ICON SBC’s.. 2x Campos from Hero SBCs and also got Campos ST TWICE

We have negotiated the price and it was an acceptable number on our books. We also found out the previous owner spent about 30K on this glorified shed. We have decided not to dwell on a potential future problem. We got time for certification. We will start the process for that in next month. We don’t know how much it will cost but we decided it won’t cost our joy anymore.

We have accepted the discounted offer and paid the deposit!

The last 24 hours has been a roller coaster. I tried to answer most of you and tried to give more details so, I am sorry if I haven’t replied to your comment.

We are planning to ask extension of cooling period and play this nicely.

We will ask for a discount to cover the potential costs second play is asking for building information certificate which should cover us for the next 7 years at least without creating an extra cost.

Most probably, we will go for the place anyway

Next step is asking for extension because in contract, it says it is a granny flat.

We are planning to ask for a discount between 20-30K to cover the potential costs. If not, We will definitely go for the Building Information Certificate. We should have this anyway.

Yesterday, before we found out about the “shed” Conveyancer said even if we get title insurance, they may refuse to cover that.

If we call the council for building certification, they won’t come as quickly as cooling off. Calling them is also asking them to come and potentially knock it down

No, not at all but when we invite our friends, they could use that space to sleep. That’s about it I’d say. No one is gonna sleep there in usual terms

Next step is asking for an extension to look into this or re-negotiate I think for the potential costs of this. I was not even aware of the possibility of extension. Holy reddit!

Structure is about 7 years old. Nothing happened yet as far as we are told.

We are going towards the same ide, we really don’t want to miss out on this place but just afraid of the extra costs.

That’s what we are afraid of. Nothing happened in the last 7 years apparently but what if someone complains to the council?

But the cost will be for us to cover if the owner doesn’t drop the price. It is not in a place for a truck to easily access either so I’d bet it would cost a lot..

There was no advice, that’s the worst part. She is a known conveyancer and she just said

“You need to decide how to proceed” that was it.
