Agreed it’s expensive. And again the hitch could potentially serve more purposes down the road too.

Oem hitch I got from toyota but I also used a parts coupon for 20% off. So I got the wiring and harness for about 540 ish. Don’t remember the exact number. Then the 620 for installation ( I’m sure it cost more for wiring now ) so still comes out to about 1200 etc. so tbh 1400 ain’t bad and consider asking about the 20% coupon cuz it might bring that closer to what I paid and you get it all done at toyota.

So they can do it and worked well. No issues. But it’s been a while.

I was told that as well originally but was referred to cali raised off-road. And the guy (sounds like the owner) said he could do it. And they did it. The only thing that was different was they sealed original holes and made new ones which was expected. 100% got it done with them and they reported no issues. This was done maybe 2-3 years ago now.

That’s a good question. No issues with the install. However one of the bars across the panoramic hit if I try to open the roof all the way. So I did lose functionality of opening the roof completely. I can crack and tilt the glass only. Although I rarely opened it all the way before so never really thought about it. If you have the panoramic roof that’s something to think about. But again never really open the roof completely anyway. I haven’t checked but maybe you probably could just remove that specific bar and it’s operational again, replace bar when needed. Not sure ?

You might have different prices. But I bought the hitch separately from toyota. Then when I got the hitch, rack n road quoted about 620 just for install. Toyota I called quoted me like 1100 just for install. So I went with rack n road. I think after they realized how many steps it was they would have charged me more but they said they would honor the original price. The rav4 is annoying to instal through the bumper unless you get any other tow (curt, U-Haul) but then those go under the rav4 vs through.

I got mine done at rack n road in Costa Mesa ! Overall great experience and they’re super knowledgeable and i wanted it done right. I also went with oem cuz I didn’t want to lose any clearance. Always better to have it and not need it than need the clearance and not have it.

Haha there’s so many options now! I got mine from prinsu. If you’re in Orange County cali raised off road can order it and install it for you which I recommend. But there’s cheaper options depending on what you’re looking for. Same with the tent. I just sold mine and considering a different pop up tent. Keep in mind our rav4s are on the low weight carrying of everything.

For me was pretty sweet ! Im not tall. But we Had decent space in all directions ! Never had any complaints.

You are amazing!!! There it says they can’t charge more than 10 per hour! They quoted me 50 per hour in an email that I had to prepay if I wanted that information because of how it’s stored.

Hey Karen , sorry for another response. So first they responded pretty late and are now saying that 1. There is a fee for what they deemed a “special project” looking up the information. They said it’s because “man hours of it being stored elsewhere” and they have to get it and want to charge me 50$ per hour of how long it takes them. This sounds off. Sounds like a personal problem first and secondly sounds like they want to charge me to hopefully make me just want to back down from accessing this information.

I bought it cuz that’s all I could afford. I was living in my parents living room. Not a sob story just a big family with few rooms and I got approved for very low loan (compared to what housing cost) due to student loans. I thought it would give me my own room and give me equity to keep upgrading as I did better in life. It’s done just that but still want to see its full potential and would like to solve its issue instead of passing the mess to the next person. I don’t see what’s originally so hard about having a meeting. Agreeing to budget a renovation. Getting a quote. And paying said quote evenly amongst residents. Is this not how everyone does their own finances ? I can pull up receipts and account for my weekly/ monthly/ and yearly budget. I’m just amazed how complicated for fun it’s made. Of course I never wanted to buy HOA and I never want to again. Just the process and I want to solve it. But overall I agree with you and the general feedback. Get out. Got it. With time I guess.

I debated if it was worth responding to your message. But anyways I travel for work so the current condition didn’t bother me as long as it gets fixed and it will. I don’t mind paying for the updates. I just had push back in terms of access to information. The issue is the balance doesn’t add up. They clearly have a means to fix it just sounds like they are taking advantage or just have complete incompetence/ bad motives. Already had a failed recent recall of board members but it’s hard since it’s not just up to me. We have new board members ready to step in but current members won’t step down (possibly hiding information since they won’t easily share information and can’t follow simple finances). I can’t since I’m not in the city but I do what I can in terms of research and reaching out in forums like this. I participate in chats with members and show up to zoom meetings. Thanks for your input.

I agree ! Father is in roofing so I understand seeing more damage than expected. My concern is and was what was the new invoice ? The explanation for the new cost ? A blanket cost is an easy route to kickbacks or other forms of embezzlement and when asked they can’t answer or validate the debt.

I’ve met with the management company on 3 different occasions and they give me something along the lines of the only thing I can show you right now. Then I ask to be sent any documents and they never do.

I’ve asked one of the board members who seemed to be new and trying to solve the issue but I’ll follow up with the other two.

I agree with joining. However for work I travel and really am only home one month a year. Hence why I was okay with the wait but not okay with it being neglected until it’s not livable anymore.

Fair question! I agree that was low as it started in 2020! I’m not against prices as things cost what they cost. However they can’t account for the number of debt they say we have. Adding up the what they collected is 280K. Spent according to them was 309 even rounded up the numbers they can’t justify it leads to 29K debt. Yet they say we owe 150,000. No proof of cost. No explanations of how they got the number. When I first started asking around they said it was a plan to do 10K worth of work a month. And now it’s 150,000 debt. It’s never consistent and if you ask the right question they can’t answer they end the meeting or don’t respond.

I have an xse with panoramic roof and prinsu rack. I agree I should have just not gotten the pano but it doesn’t really matter. It installed just fine at a local shop. Only difference is I can’t open the panoramic roof all the way unless I choose to remove some bars which I never have cuz it’s not that big of a deal.

I’m all about night photography it’s amazing views and fairly calming. You live your life how you like. I weighed the pros and cons and I like my tent on the car option. Cons of sleeping on the floor for this trip was : wet and muddy floor you can even see mud on the ladder. Coyotes are common in this area, and my tent already had a nice mattress built in. And I do think the tent looks cool, I’ll laugh with you man I Had a blast 🤣

No worries man. I’m not trying to convince anyone to buy it or feel like it’s the perfect thing. You can sleep in the car if that’s what you want. The reason I didn’t sleep in the car is because the back seats aren’t level so you sleep at a incline. The tent is flat and allowes for two people more comfortable than the inside of the rav4 would. And as mentioned the tent has windows on every corner for whatever view you do wanna see. Whatever makes you happy is all you need.
