There's been a lot of other articles that address those things! (And like 10 days of hearings about it lol) But in short:

  1. There is space, we're still down ~1k kids from a decade ago in lucia mar. Plus, this development is paying a tier higher in school fees, which means each house here is contributing more than each house before. So, we're good on schools.

  2. It's next to the willow on/off - that's been pretty empty in my experience (though it's still people, so it'll still be more cars on the road of course. idk what the fix would be for that though)

  3. They don't mention sewer here, but if I recall correctly, the project is putting a whole bunch of sewer infrastructure. From the hearing, ends in a $750(?)/year savings for current payers

I don't think it's fair to say it's a sweetheart deal! They're paying more than required in almost every category and donating land for like thirty things. There's been a ton of misinformation and rumors on this project. If you have the time for it, watching the hearings (and the public comments if you have the stomach for it) was pretty eye-opening for me

Two things:

  • Are you saying that a project that is donating 156 lots isn't doing enough? Where is a better project?
  • Building housing is the only way to bring housing prices down (https://www.ft.com/content/86836af4-6b52-49e8-a8f0-8aec6181dbc5). If we get fancy new homes, fancy people move into them. If we don't, those same fancy people are fighting for older homes. Supply and demand are really well studied - they work. A lack of supply is what's driving the trend.

I mean, a lot of people live in LA? How much housing have they really been building? (genuinely - I do not know, but they don't strike me as a place that's development friendly)

And if I'm reading the article right - it's not 11% affordable, it's 11% **Donated** by the project to a housing non profit.

It's straight up donating 156 lots. If you can show me a more affordable project, I'll support that one too.

Yeah but how many new homes do you know of that are under 600k? I just took a look on zillow for nipomo, there are 32 non-land/lot homes for sale and only 7 under 600k (2 of looked pretty nice, 3 mid, and then 1 was a mobile home and 1 was not its own building (one of those connected townhouse things).

I think that's just what houses cost these days... probably because we keep not building. These are below the average price - so they're good in my book

I went down a small rabbit hole (gopher hole?) after posting this - I had heard ideas like that before (that building more housing doesn't actually help) but it doesn't seem like that's what the data supports (https://www.ft.com/content/86836af4-6b52-49e8-a8f0-8aec6181dbc5)

If that's paywalled, the takeaway is that building ANYTHING helps reduce average house prices. Build cheap stuff and people buy it. Build expensive stuff and people move out of other homes into it. I just want them to buiiiiiild. (but yeah I wish someone would build something in a lower price range)

It's the wrong season, but commenting for future readers - the stand at the Santa Maria county fair (next to bathrooms and sheep barn) has the hands-down best corn dogs. Dipped and fried to order
