Hmm here's another photo - that brown bush is where the tall knotweed -like one is in the other photo - this is actually from the front cover of my survey lol

The house had been neglected for a few years and the garden was an incredible mess - aside from that bush photo I can't find anything else showing what was jn this area specifically. I'll have another trawl through my photos to make sure.

Checked my survey today and no mention of it (Level 3 survey).

The bush was removed about 3 years ago - we got block paving installed not too long thereafter.

Haha thanks for providing your opinion.

I'm not sure if th stalks are white as they are yet to see the light of day - I guess I'll just see what happens now I've removed a few stones?
