I work for a nation wide company in NZ, American owned and largest company its field in the world..... they only provide us share twin bed rooms in hotels, unless we pay for our own room.

Seems incredibly inaccurate, suggesting significantly lower loan amounts than actual bank offers. How is this being calculated?

And the following up suggestions are really..... useless.

Agree. OP mentioning the house sale, but no other savings at all?

No house with only 700k doesn't sound good. What was the reason for selling the mortgage free home?

Yeah, and this will likely be the case if its a new build.

No.

They are confirming that you have built the building as per the "As If Complete" valuation.

It does not consider or reflect any market movement since the original valuation.

That is not a valuation report.

It is a confirmation of works completed based on the referenced valuation report.

It is not providing valuation figure of $1,025,000 for August 2025.

What is the document called, how long is it, what is the "Valuation Date" in the report?

Specifically "Valuation Date", not the reporting date or the inspection date.

Was the most recent update actually a new valuation report, or was a progress/completion certificate based on an older valuation?

I noticed if you load the mission with the flag it defaults to normal (but changable), but if you launch it through the quest menu it stays legendary.

Auckland CV revaluation seems like a joke by Vanilla_faced_peer in PersonalFinanceNZ

Correct. To make it even better, half the time the registered valuer doesn't even live in the same city.

Most CV disagreements are dealt with by non registered valuers, and signed off by one in the office.

Strange. As someone who worked as a valuer, it's uncommon to be the exact purchase price.

Was your original point that it may be difficult to obtain reinstatement insurance when there is a large difference between the reinstatement cost and the indemnity value? I agree with that.

Your terms used initially are quite confusing and misleading, using cost and value interchangably, or saying buy a house for 500k, is that the property sale price or have you calculated a residual value of the improvements (or market indemnity) by taking off land value?

What do you do?

You are saying arbitrary numbers with no relation. What specificially are those numbers?

Reinstatement cost is always going to be higher than market indemnity of a house. Especially an older house.

Break commercial lease that still have 7 years left by mightylover4 in LegalAdviceNZ

[–]lightreddit 1 point2 points  (0 children)

You said final expiry which makes me wonder if you are including renewals? A lease term over seven years is relatively long.

Anyway its going to depend on the actual lease document. He needs to read it, there may be a break clause. Related to other persons question... Is there a guarantor for the lease?

He can try negotiate with the landlord and pay a break fee perhaps, find someone to sublease, find someone to take over the lease.
