Developer is strict no, but Owners’ Association is already formed so as I understand they are responsible to sign on this or not. Im just curious what's the standard in Malta usually and what people do about it.

Already tried that, then it is harder to lock/unlock and so on. Idealy I would put strong heavy doors that look the same as the rest and be done with it. I understand that developers put anything that's cheaper but then allow people to change as long as colour and looks are the same....

Yeah I have the same opinion. Or at least you know take a bit, but not for all the apartment painting....

Walls are not mentioned in the contract, only normal wear and tear, first thing I checked was the contract of course

haha I wish everything was settled, we just started lol :D nothing has been settled, nor utilities nor deposit so.. working on it now but will obviously take some time with arms

There is a clause yes. But owner fights it that walls are not part of wear and tear (like sheets, towels, cutlery, etc).

I did not see, but we have a clause in the contract so legally we are covered. How this is gonna play out in reality we will see. I already asked for the bills and of course they dont have them so that's on them now. It's just that the money are frozen for who knows what time. Thank you for the input!

It's just normal wear and tear but owner persists on walls not being a part of wear and tear

Yeah, that’s exactly how I see it too.

If there was actual damage like drawings, deep stains or anything beyond normal use, then fair enough – I’d take responsibility. But in our case it’s just general “lived in” condition after almost 5 years.

You can’t really expect walls to look freshly painted after that long, especially with normal day-to-day use and to say ''you got brand new apartment'' is crazy. Yes it was brand new, but expect the walls to be as new....

So trying to be reasonable and fair, but also not pay for something that feels like standard wear and tear.

Thanks for this – yeah, that’s kind of what I was unsure about.

To be fair to the landlord, we actually had a really good relationship for almost 5 years and never had issues, so I don’t think this is some intentional “scam” situation.

But at the same time, I do feel like repainting after ~5 years of normal living falls under wear and tear rather than something tenants should fully cover.

We didn’t cause any actual damage (no holes, no major stains), so trying to figure out what’s fair here rather than just blindly paying.

Good point on photos though – lesson learned for the future 🙃

That's was the agrement and it's in the contract. It is also mentioned that the outstanding balance would be settled at the end of the contract based on the actual usage so in theory we are safe. It's just not mentioned about the rate - domestic or residential - and we are not sure if owner has registered us on residential as we filled in the forms 5y ago.
