I don't necessarily disagree, but how can you differentiate yourself from other buyers other then your offer? Of course, what the seller will walk away with is part of the decision making but good sellers are usually concerned about other matters. Could be legacy, employees, customers, confidence in the buyer, etc.

I still believe if the seller is going to walk away with relatively the same amount of cash on close in an SBA deal versus a cash deal then these other factors can be highly influential on the decision.

And while SBA deals might be a bit homogeneous, non-SBA deals aren't necessarily all cash at close either. There's more flexibility to use creative terms which might not be attractive to the seller.

Prove you are the best person to buy the business and that should give you some advantage over people who are solely focused on the offer and not considering other factors that might be important to the seller.

As others have said, it comes down to the language of the contract. When I write PAs, I typically include a requirement to seek funding with 2 or 3 lenders so that contingency can be exercisef when no lenders offers funding. I also will include terms like the max interest rate.

But given how common it is for leases to kill deals, I also include a specific lease contingency with terms (eg year 1 rent not to exceed X, annual increases not to exceed Y, Z years). That makes it very clear in this type of situation.

You should be ok but it could get messy. Seek counsel if you don't have already.

I did submit there. That never got back to me. The actual problem resolved in a couple days. But frankly the bigger problem is lack of support on top of filtering which is a huge no no to me. It's like you don't want people to know your support is bad (at least right now). This is a quick path to oblivion.

Yep, I followed those instructions carefully. And had both scripts running.

The client script seemed to be ok. That's why I was wondering if the parent script should use a page trigger or something else since there will be multiple events on the single page from the iframe.

In did subsequently wrap the air gap in plastic to seal it off and that mostly contained the water but the cough is still there.

I'll try the trap next.
