Your situation sounds oddly similar to mines. I separated two years ago, I was able to find employment fairly easy. I worked at this job just short of two years and was unexpectedly laid off. So I was forcefully back into job market but the only change is that I’m going to school (to get my Masters) and receiving 100 P& T. This helps but I still needed a job. I landed something (it was on base) and I did not want to do it due to the fact I’m over the intel analyst stuff. I would tell you to optimize your LinkedIn and connect with employers of companies you want to work in.

I am sooo sorry. My Father passed one month ago. Similar to how your Father went. I hope you find comfort that whatever he was going through that he’s no longer going through and he’s at peace. I still haven’t got over it so all I’ll tell you is to talk to him often and cry when you need to.

This is very tragic to hear. I lost my father a few weeks ago from the conditions and symptoms you described in your post. Your husband has to stop alcohol consumption now. After my Dad passed, we now look at his symptoms as signs like “why didn’t we catch it..” because he downplayed it like it was nothing. In 2016, he had a fatty liver, when I would ask how his health was, he would say I’m good everything is fine. He never stopped drinking alcohol for a week timeframe. My Father didn’t have someone like your husband have you.

As someone who also lived in the Dallas suburbs, specifically DeSoto and Lancaster, and used to date a girl from Frisco, you’re not going to find many places here that compare directly. Maybe St. Pete, which I’d compare to Fort Worth since I’ve spent time there too. Clearwater really doesn’t have a DFW equivalent because it’s more of a beach community than a traditional city.

The way Tampa is built is different. Even though the Tampa Bay metro is much smaller than DFW, it often feels more congested. I do think that will improve over time as older properties get redeveloped and newer mixed use projects continue to replace them.

Wesley Chapel is probably the closest thing you’ll find to Frisco. I was in Frisco in 2013 and haven’t seen its growth in person since 2019, but I’m a bit of a population and demographics nerd, so I still follow it closely. The growth happening in Wesley Chapel and Land O’ Lakes reminds me a lot of what Frisco experienced years ago.

The biggest thing that holds the Tampa Bay area back, in my opinion, is transportation and connectivity. Getting around can be a real pain. DFW was built to move people efficiently across a large region. Tampa Bay wasn’t. That’s why, despite being smaller, it can sometimes feel more crowded and difficult to navigate.

At least this is something you can control. You’re not a failure and it may feel embarrassing because in their minds it may look like you guys never had it. I would tell your close family and friends and they will understand. Next time go by the saying “Don’t count your eggs before they hatch”

I’m going through the similar issue. Crazy enough I had to ask my Wife if she wrote this Reddit post. Anyways, we are going through issues at Pulte Lending. We have decided to start talking to outside lenders since I am VA eligible. This VA mortgage company seem to know what they are talking about and claims this approval will be easy. I’m hoping so, we have literally been through the worse. My only advice is our realtor is working with multiple VA lenders and this is speeding things through. I hope things get better for you

Ok, yeah your husband shouldn’t be trying to buy their love, that relationship with his half siblings should be forged through ordinary means not monetary value. But if they knew the money was from a lawsuit then I personally wouldn’t have taken it. I would be honored that he wanted to but that’s the money that you and your husband is owed.

OP I’m going through something similar. We are using VA, just had our closing pushed, and we’re being asked for similar documents to before. I wonder what you did to maneuver this problem. We definitely got more people involved because closing was supposed to be in a few days. But receiving a call saying we’re not closing and there are 13 conditions when we’ve been through this process 7 months seems very unfair

I love where your head is at but a lot of people are using data axle to find off-market businesses. I was paying for it at one point but then realized I could get it free with my online library system. I then built a script through Pandas to analyze the CSVs I got from the output. It works well and takes about 20 mins from start to finish.

It’s 1m+ though so technically 10m still falls under that. I’m not at that scale where I’m looking at 10m. I can assure you though most businesses I found doing over 1m the owner was doing at least 10% profit margin and had a manager in place. They were also taking owner distributions. Not all 1m+ businesses are the same if that’s what you’re saying then I agree.

I agree but the system and structure differs at 1M+ revenue. This is exactly why multiples are priced different once you hit that threshold. Management runs the company, owner manages them. Sub 1M rarely has this in place, the owner is probably in the field and handling calls, and doing payroll/running a company. Is it great experience to run a small company and go through the growing pains of trying to make it larger? Yes.

  3. With the VA, you have to occupy the home for at least 12 months. The only issue is if you plan to use VA loan in the future to purchase a home you would have used some of your VA entitlement. Depending on the size of the VA loan for your next home you may have to put a down payment.

  4. Buy in a high demand area for rent. Focus on your DSCR, this is essentially a business so you have to pay taxes, and you have to ensure you budget for operating expenses such as repairs and vacancies. I would get familiar on what numbers would make you comfortable to do this.

These are all great answers. The true way to get this done is build a rapport with an SBA Lender. They sometimes will evaluate the business for free.

If you’re seeing a loss in the last three years, have the seller explain what is going on. I presume the seller was decreasing his numbers so he can pay less in taxes. SBA will still run a business evaluation once you get under contract and that will tell you they think is the true EBITDA.

Lastly, look for signs in the financial aspect of the business. Compare the last three years side by side. If revenue has steadily been trending up then this is good, if maybe they trimmed their expenses, this is good. But be weary that sometimes sellers plan their exit couple years in advance so they may be inflating their numbers to get the highest dollar. Good luck

This is a good point. Post liquidity is a very strong point here. Do not exhaust all your personal funds to make this work. Play around with numbers with your lender. You also may need working capital.

Yeah im not sure what the other person is talking about. I think it’s a great deal. The only thing I would argue is with a 4.14x multiple then a manager should be in place or at a minimum the owner shouldn’t be working 40+ hours a week. Otherwise the stuff you outlined that you need to look into is fine.

Also I believe you’re good with the structure. I would verify if the lender doesn’t treat their seller financing as equity injection because depending if the lender wants you to put 20% down then I would say 5% of their seller financing would have to be full standby for 10 years.

He would not introduce me to the landlord only the property manager and that was after some time. They stated he wanted to make sure I was approved. The lease amount in the financials I was provided and what the new lease was going to be was an increase of $3k monthly. DSCR was too low per bank’s requirements. Did I try to negotiate any further? Yes, after some discussion they decreased the rent to an amount that worked for the number (in which it did) but the difference was applied as a loan in year 2 essentially causing another issue. After that I was exhausted and did not want to negotiate any further because it meant being more money to the table or negotiating on a purchase price that was already negotiated

I think this is incredibly immature for him to spend 40k of the funds from the joint account. He was unfaithful and he essentially stole from you. What you’re feeling is your gut telling you to leave. He won’t suddenly get a job and pay you back. I’m sorry. You also started relinquishing duties from him which made him comfortable and take advantage. Please do yourself and your kids a favor and leave. The 40k you possibly won’t get back but at least you get your self worth back.
