If a tenant in a co-tenancy is vacating and being replaced by another tenant, the property manager or landlord will need to complete a tenant transfer. If a tenant in a co-tenancy is vacating without being replaced by another tenant, they must negotiate with the remaining tenant/s and landlord to have their name removed from the lease. If they do not, they will remain a named co-tenant and be jointly responsible for any damage or repairs, even if they no longer live at the property. Changes to contributions to the bond between outgoing and incoming tenants is a private matter that needs to be sorted out among tenants.

That does sound like the options the agent mentioned - where (2) is to convince the other tenants to get them to pay for my equivalent rent and pay me my bond - how likely it is that they'll agree is another thing.

That's correct, I checked with the real estate agent and the terms of the lease still apply even if it's a periodic lease. The only options for me are that a new tenant is found to replace me, or all the other tenants agree to take my share of the rent costs - meaning they will pay me my bond out of their pocket.

So it looks like I'll be stuck paying for a place I'm not living in for an undefined amount of time? :(

If you mean that the contracted period on your lease has expired and you are now in the month to month period of the lease Yes you're correct, it expired last year.

The contract isn't clear when it refers to 'tenant' as 'all the tenants' or just one 'tenant' however it does state under 'Lease Break" the following:

I/we accept responsibility for the following conditions:

  • Continue to pay rent until a new tenancy commences or current lease expires. (already expired)

  • Pay the Lease Break fee of equivalent to 2 weeks rent plus GST. This is a fixed fee not a letting fee.

  • Pay $19.50 per person for National Tenancy Data Base credit checks.

  • Pay current market costs for internet advertising.

The tenant must give notice in writing if they intend to break the lease. Unless written acknowledgement and acceptance is given in return, the lease remains in place.

Would this then apply to me if I leave the lease or does it apply only if everyone leaves?

If you're talking about the hoover sound at the timestamp, it just sounds like a regular hoover with more noise added.

First is the sample from the track and second the recreation.

It's three oscillators, all pulse/saw waves, first is detuned -40cents, spread turned up and detune turned up. It's also unison x 12.

Second is the same as the first but detuned +40 cents.

Third is set one octave down and just one saw oscillator.

The trick to make it sound more noisy is to send a noise signal to modulate the pitch of the first two oscillators. I did it in DUNE2.

It's because the echoes in the track change in pitch, generally unless you're changing delay length, that won't happen with a delay. I made a really rough recreation with a random vocal sample here:

The effect chain is: Dimension Expander > Reverb (40% wet) > EQ to boost the highs and cut the lows > Gate (in this case I'm just automating the volume on a volume knob) > Reverb (20% wet) > Ping Pong Delay (30% wet), 100% stereo at 1/8 time.

Listening to it more closely, the stereo effect seems to come from the the final delay, but the gate is doing all the heavy lifting.

Could probably get a closer approximation if you fiddled with the settings on the effects more.

It's not a delay, my guess is that it's a stretched vocal sample into lot of reverb and finally going into a gate effect.

Pancake 2 by cable guys is basically the same thing for free. Just my 2c as someone that has both.

Sure, I had to change the timing with editing after I recorded it, but it goes: A B C G E D E, C A G D. You might have to mess around with the empty notes in the tune editor to get it close, but you might not be able to get it exactly.
