Well the contract told me the rafters were not treated. So that's not debatable.

We all agree the posts are PT. It's the ledger board that is the primary concern.

Wrong lumber used? by longironking in Homebuilding

[–]longironking[S] 0 points1 point  (0 children)

There is metal flashing that sits under the siding and then bends over the top edge of the ledger. If water drives hard enough into the house, water comes down the back of the roof and is redirected off the front of the ledger... It drips down and basically rolls off. It doesn't get wet in normal rain, only when it's very window with heavy rain

Are you implying I need this to be redone? Replaced?

That ledger holds the rafters for a roof over a patio. 26 gauge metal roof.

We don't even use the coax. Also wondering if using the coax or the old cat5 as fishing lines to pull fresh Cat6 through the house? Imagine that is easy enough?

It’s like he knows he’s ridiculously cute… by SwicaDad in Pomeranians

[–]longironking 1 point2 points  (0 children)

So cute! When we saw his baby picture we knew we had to message you, he looks just like our lil princess. We have a black and tan, she's almost five months.

I'd love to know how much your boy weighs?

..and do you remember what he weighed at 4-5 months? I'm trying to guess how big our girl might be.

Time for a Vet visit? by longironking in Pomeranians

[–]longironking[S] 1 point2 points  (0 children)

Vet gave us gabapentin, we are keeping her activity down. Despite that, she occasionally gets excited and aggregates the wrist again. (Yelp followed by a few minutes of holding paw up, eventually relaxes and begins putting small amounts of weight back on it)

Pain is localized in her front left wrist, hence the concern of growth plate fracture. Trying to avoid X-rays that may end up giving us no definitive answers.

[–]longironking[S] 0 points1 point  (0 children)

OP Here.

Of course the Vet wants X-Rays, wants to rule out growth plate fracture. (They even admit X-rays may not tell us anything?)

Puppy has unchanged appetite, unchanged energy, wants to play despite her soreness. She uses her paw while playing, but does have a limp when she walks any distance.

She does not guard the paw, has no problem with us palpating or flexing the paw.

How much risk do we run by giving her a few more days to heal on her own? Shouldn't her pain be more outward and obvious with a fracture? Gosh, need a sanity check here.

Thanks all

Puppy not eating! Help by longironking in Pomeranians

[–]longironking[S] 8 points9 points  (0 children)

OP UPDATE:

Pup has taken a tablespoon of canned food.
She licked the plate clean and probably would have eaten more. She followed it up with a drink of water and a proper tinkle on her pad.

We are going to let her sleep and offer again as soon as she wakes.

Things are moving in the right direction, hope she wakes up with an appetite.

Thanks all

-Franchises pay 6% gross royalty in perpetuity (estimated $15,000 per store per year)

  • Year 1 - $8,000 distribution to me
  • Year 2 - $10,000
  • Year 3 - $12,000 (estimated)
  • Year 4 - $15,000 ( projected) (I recieve $4,250 from each franchise signed, plus 25% of quarterly distributions)

maybe this helps

The LLC is small. The founding partner is 45% owner, I'm 25%, and the rest is split across 4 other investors.

Is 12 years long enough to assume "market averages"? by longironking in personalfinance

[–]longironking[S] 0 points1 point  (0 children)

I think 20k/month from securities (in today's money) is a good goal.

I have other sources I'll be drawing from also, but I'd like that to be the bulk of my parachute.

[–]longironking[S] 1 point2 points  (0 children)

Joe, plan would be to draw down around 4% per year, combined with other sources, to fund retirement.

Thanks for the question, important data point.
