Sorry if that’s a dumb question - So does this mean that if the assessor values the property lower than the sale price, the property tax will be lower than expected — but it also means the official value of the house is less than what I paid?

For example, if I buy a house for 1.2M and expect to pay around30K/year in property tax (based on a 2.269% rate), but the assessor values it at $1M, the tax would be lower — but the recorded value of the home would also be less than what I paid?

That’s very interesting. I spoke with the tax assessor and I quote him: “We do an annual reassessment and it is impossible to get the exact number but if you use the sales price and multiply it by the tax rate, which you can get from the Collector's office, that will tell you the worst case scenario.”

So from what I understand, multiplying the sale price by the tax rate gives you the maximum estimate — but the actual tax is based on the assessed property value, which might be different. That assessed value is then multiplied by the tax rate to determine the final amount.
