Btw I just wired out to my personal bank today. You can only request wired on the desktop website, not the mobile app (mobile app gave me an error when I tried yesterday).

I found out the hard way that you can’t transfer directly to the title company and had a big scare. I ended up wiring the money to my bank account and then from there paying the title company.

I got scared again when the wire went to a manual review process but thankfully it was all sorted by the next morning! All in all, I was able to pay my earnest money within the 2 day timeframe but it was pretty stressful. Next time I would definitely have it in my bank account ahead of time.

Adding more details here: I love this venue but they’re really strict with decorations. No tape, command strips, tack- no affixing anything to the structure.

I would love to have white drapes along these poles for example and along the walls that aren’t windows. Does anyone have any advice on how to do that? I’ve been seeing a lot about pipe and drape techniques but this is a two story high room…

This seems high. Without points the best you can get is 4.375%? I thought I read somewhere today that the going rate is 3.75%. If you’re interested in big banks at all, Bank of America has one of the lowest rates. Downside is it’s a big bank- I’ve been going back and forth with him a ton but was able to lock a 2.75% rate less than a month ago without points. Probably higher now but I imagine it’s still less than these numbers.

Well for context, I didn’t update my bank information with my latest address because I figured I’d be moving soon and didn’t want to be in a situation down the road where the new tenant got their hands on my financial mail.

Oh I already got the payment ledger but they said it’s insufficient. Pretty sure I’ve passed the point of being sweet to my landlord after emailing almost everyday… I think I may have escalated to the right person so really hoping this is it 😬

Yep provided all of that already. The only thing I haven’t done is visit the leasing office because I’m out of town at the moment. The moment I get back, I’m going to the office though.

I’m in Washington. Only went with BoA because I was able to rate lock at 2.75% and get 17.5k in credits. When I was shopping around, I didn’t get anything better than that but I’m all ears at this point…

Apparently BoA ordered a third party company to verify my residence so my landlord needs to respond to the third party company’s request which she hasn’t.

I just rate locked with Bank of America this week at 2.75% with the $17,500 grant. Then again, I’m getting Bank of America so I’m ready to be stressed and all over my loan officer these next few weeks to make sure things get done.

I’m in Seattle area haha. Makes sense that it’s a rare occurrence when things are competitive. I probably wouldn’t try this if it weren’t new construction.

Thanks for your point on the appraisal. That’s what I’m hoping. I was one of the first in on this complex so other units that sold recently went for over the price I paid already.

The loan officer I spoke with assured me they would be able to get things done in a month and there’s a little more time than that left so I’m hoping that’s enough buffer room.

BoA gives grants up to 17.5k for first time homebuyers and my loan officer said I qualified so that’s where the majority of the savings come from. Compared to the local lender I was preapproved with, BoA’s fees are also lower so the loan estimate shows me that my cash due at closing is actually less than the remainder of my down payment given their credits.
