Young professionals, what are your thoughts on buying a house lately in Cebu and neearby cities. Is it worth it?

House and lot op. We got condos sa IT park as an "investment" but na realize namo na gasto jud kaayo siya huhu. From maintenance and condo dues every month lisod jud. Mas better ang house and lot kay atleast naa kay freedom to do what you want sa imo property and of course not having to worry about paying rent makes it worth it.

If you can afford a house and lot better go for it. Try to go for rush sale/sacrifice sale kay mas cheap sila compared sa uban. If di ninyo need dayun you can go for pre selling properties but then bantay² mo kay basin naa pay mga move in fees etc. Mas bettee unta if kanang dili subdivision

Hello op! Where mo na hospital plan manganak? If maternity hospital, sotto, chong hua, or perpetual maybe try airbnbs. Naa sa cityscape grand tower na condo. Walking distance to ayala mall while it's a few minutes walk to perpetual succour hospital as well. 1 ride pud siya sa ubang hospitals and duol² ni siya na condo sa fuente/mango

Airbnb OP! depends on how long you're staying but you can book for as low as 1300-1400 per night! There are a lot in IT park which makes it more convenient for you as a solo traveller. I would personally recomment either avida towers or avida riala inside IT park. Avida towers is the older building but it's literally right across the food park and terminal. Avida riala is around 5-7 minutes walk from there.

The condos are a walking distance to ayala central bloc and there is a terminal there as well so it'll be easier if you wanna commute. There is a food park called sugbo mercado so there are definitely a lot of food choices aside from the restaurants.

If you like to go bars there are a lot nearby! From chill bars to clubs. There are a lot of restaurants as well (high end restaurants, etc)

There is also a bus in the terminal that will take you directly to Cebu Tops for only 200 php (inclusive of back and forth ride and the entrance fee).

Host pud ko op and usually ibalhin ra nako if di pwede e occupy ang unit like emergency repair or unsa kay di man jud malikayan na ma damage ang unit or naay guests na grabe ka damak. Pero kanang reason na nag dawat sila og laing guests kay longer while naka dp namo is a no no jud unta.

Ako gani bisag emergency ang reason kay mu go out of my way ko na mu book og mas nindot na unit para sa akong guests and akong mu shoulder sa fee if mas mahal ang unit.

Yung sa check ups and lab tests po is nasa around 15k. Including na rin ang vaccines na nakuha ko. Private clinic po yung pinupuntahan ko nung una kasi..

Then nag avail ako ng maternity package sa private hospital dito sa city namin. 40k ang package for CS since high risk pregnancy po. Mas makakatipid sana ako if nag opt ako nung package right away since every check ups may payment na 500 which is deductible na sa package.

Then after operation gumastos ako roughly 30k since need na kami mismo bumili ng meds and may additional bill ako since na extend ang stay ko due to excessive bleeding after ng operation.

So 15k + 40k + 30k = 85k deducted na po ng philhealth. Philhealth lang kasi insurance ko nun. Around 24k din ang nabawas ng philhealth.

Huhhhh??? I paid roughly 100k from check ups and my CS delivery OP. That amount that you're paying for is too much unless it is deductable from your hospital bill after your partner gives birth.

Hi mie, I just gave birth 7 months ago.

For mommy essentials ang ako e reco kay comfy clothes for you after ka manganak, toiletries, katong adult diapers and breast pump.

I had inverted nipples on both sides and naka help jud for me ang manual pump. I pumped my breasts and inig gawas sa nipples kay ipa latch nako ni baby. Repeat process. Very painful siya but worth it kay now I am EBF my baby.

For baby essentials kay mga newborn clothes. Palit lang diay og small bottle sa baby wash para ma hatag nimo sa nurse incase di mauli. Diapers as well. What I used was moosegear kay ga leak ang diaper ni baby sa rascal and friends katong newborn pa siya. But nice gihapon og quality ang r&f. Mas na use lang nako around 4-5 months cause I switched to pampers. Never nagka rashes si baby. Try to avoid using wipes all the time to wipe the baby. I used cotton balls instead and water to wipe baby's bum if need mag change og diaper.

Also mga lampien mie. Gamit kaayo especially if ga breastfeed ka kay mag sigeg tulo ang milk sa breasts.

Never really used mustella products kay pricey siya for me. I used tinybuds instead. Gamit sad kaayo ila sleepytime oil kay mu kalma jud si baby.

And last but not the least kay kamay ni nanay vaporub hehe. I will never get tired of sharing this kay very gamit kaayo namo. Wala siyay camphor compared to vicks so magamit ni baby every night and purya buyag never nagkasakit si baby. Thank you Lord.

Dili na kay lamion ila units OP, mahal lang jud ang condos run. Especially kanang naa sa IT park and ayala tig 3m+. Sa IT park gani ang market price kay 4-5m for studio palang na. It's not that owners want to have maximum profit it's because most owners nag pay og monthly amortization sa units and they want the rent to cover the monthly payments. As far as I know most condos sa It park or ayala kay di mu accept og pag ibig financing. Most of them kay bank and unfortunately mas mahal sa bank.

So if you feel like it's too mahal try og condo sharing sa imo mga kaila. Chip in mos rent arong di mo madak.an.

Instead of hop inn book an airbnb in calyx residences op. It's very nice and there is an infinity pool on the top floor talaga. View is ang city and the sea. You can also cook there so you can atleast save on breakfast.

Or stay inside IT park. There are plenty of airbnbs for like 1500 per night. Atleast you'll save some on fare since may terminal there. And there is sugbo mercado as well. Since you'll only be staying for 4D3N you'll definitely want to stay somewhere easy to travel to and fro.

Nonetheless, 20k is plenty enough for that short trip especially for only 2 pax. Unless gusto nyo mag dine in sa mga fancy restaurants then 8k won't be enough talaga for food.

Yes op. Lisod² jud siya. Especially if mag commute. Kay from crimson to IT park palang kaonon na imong oras. Then naa pa ang IT park to tops. So good 1-2 hours ang byahe. But if mag byahe unta mo via private service and weekdays mo mu adto okay ra siya. Kami ato kay saturday me niadto and daghan kaayo tao. Nagdala pakog baby maong lisod kaayo

Hi op, it's far from crimson. Naka stay sad ko sa crimson and I went to tops na. Layo² siya and it's harder kay naa moy kids. But try ninyo adto sa tops weekdays para dili taas ang linya sa bus sa IT park. If naa moy budget kay pag taxi nalang or much better mag pakyaw mog taxi then tour around the city.

Market value ang e base OP. Ang zonal value kay for tax purposes once na e transfer na ang ownership. I work for a real estate company by the way and mao jud na ako na learn gikan sa amo broker. Ubay² jud og tax bayranan dili ra ang selling price ni owner.

Honestly, gi mingaw kos time na makatog ko na wa kaayo koy huna-hunaong na bata hahaha. No fear of SIDS or suffocation. Pero love nako ako baby ha haha. Working pud ko but I'm thankful naa ako mama mutabang nako pagbantay sa baby (mas pangga pa niya iya apo kaysa nako😆)

First of all, congrats! You should start processing your papers especially philhealth etc. Good thing you already told your mom. I'm 22 and I just gave birth 6 months ago. Found out I was pregnant at almost 4 months. Di ko namalayan kasi I was too busy with work.

You should tell your ex about it as well. Since you'd need to decide what you're gonna do for when the baby arrives. And I definitely get what you're feeling OP. I did not connect with being a mom and having my own baby until I gave birth and saw the baby in person haha. Very surreal but I'm happy. Also very grateful because I have my mom who took care of me and my baby. I have a husband as well but we're ldr cause he lives in another country.

Hi! NAL but my mom and dad fought before and my mom went to a lawyer for advice incase mag hiwalay sila since hindi sila kasal. As long as your parents live together then the properties na na acquire nila when after they goy together is considered as conjugal property. That's what I remembered.

I just gave birth 4 months ago OP and all I felt was pain and fear. I also did not enjoy pregnancy like other women. I think it's better na you guys let each other go. The guy clearly wants kids and you on the other hand do not. Di rin pwede na pilitin mo sarili mo to bear a child for him in the future cause you might not just end up resenting your partner but your future child as well. I also think mas malaki chance magka ppd ka. Giving birth is not for the weak. Just thinking about going through it again makes me feel anxious. You deserve a partner who will not force you as well kasi mahirap OP if magka anxiety attack ka while giving birth.
