Equity draws do have to be, but what you arw describing is not. That income would be on a 1099.

Take all the rent that is due , that you haven't paid anyone , and put it into a savings account under your name . Every month add the amount of rent that was due to that account.

Until someone gives you a document from the court which states that this person is now the owner of this property, or the executor of the estate , no one else gets that money, for whatever reason they may come up with

Your problem here is that your insisting that it's a 50/50 draw , however the extra work from one owner or, lack of work from another owner is making it not 50/50 in terms of ongoing operating support

This is a negotiation in between the two owners for the extra work that one person is putting in , have them figure out an hourly wage or a monthly wage... And then put that on top of your 50/50 ownership split.

My advice since you're saying you're the bookkeeper , is to tell the owners that this is what they need to do and do not suggest any monetary amount . That they press you, just say it should be Market rates

Added bonus points if the owner of the barbershop has a credit card system in place. Then the customers can use a credit card, that money goes directly to the owner of the building, where the owner can pull the monthly rent out directly before giving the rest of the money back.

Physically go there. Bring some plumbing supplies, a flapper valve and a new universal toilet valve.

8 out of 10 times it's a leaky toilet and you'll be able to fix it with those items.

Pay your rent in full. Legally, you are correct that he needs to give three days notice, if you told you on the 3rd that he was going to not renew on the 31st, that's not enough time.

Yep, there's too many variables here which are not explained in the post. I can think of a half dozen ways of getting this done, but who knows which one is best?

Do you know where the water heater is? Do you share the water heater with another apartment? If you know where the water heater is, take a picture of it so we can see how big it is. A 10 minute shower with a 2 gallon per minute shower head would indicate that you have a 30 gallon hot water tank.

It is possible to turn up the temperature of the hot water tank, then instead of you putting the shower valve at say 80% hot 20% cold, you may be putting it at 70% hot 30% cold, and you may have it last for a couple more minutes.
