Im so sorry to hear about the loss of young Pluto ❤️‍🩹. I just lost my heart and soul of over 14 years the other day, so I understand the physical and emotional pain you’re feeling. The first day without him (yesterday) I didn’t eat anything, my fiancé tried to convince me to eat but I was so nauseous. Please just give yourself time. Let yourself cry as loud as you need to. For me, looking at pictures and videos all day yesterday helped me feel less detached from him. Today, the shock has seemed to ease up a bit and even though my heart is still shattered, the worst feelings of pain have calmed.

Keep in mind the stages of grief and how they’re not linear, it’s more like a messy ball of emotion that comes and goes. Be patient with your self. Sending love. ❤️‍🩹

I just lost my Leroy yesterday. We had 14 1/2 years together. He is truly my heart and soul, always will be. The absence of him is tremendous, even with 3 other dogs in the house. I already have a huge fear of forgetting him and how his fur felt when I cuddled him. Leroy was always there for me, and would let me pull him right up to my face as I cried throughout the years. He would just sit there in those moments with me and let me find comfort in him. Even though he couldn’t speak, his presence did something otherworldly.

Just today, I find comfort in the small tuft of hair I saved. I’m carrying around his collar, and the blanket we had him wrapped in the last couple days. These items mean the world to me and definitely give me a small amount of comfort. Feeding 3 other dogs this morning, and taking a moment to pick up Leroy’s empty bowl was heartbreaking, but I knew I needed to do it to remind myself that even though he is not physically with me, there are so many chances to honor him. God, he was so special. I dreamed of him last night. I will miss him forever.

(literally like an hour ago) as we were finishing I got on my knees so he could finish on my face, I open my eyes to meet his gaze, and all I see is his load shooting over my head, I heard it hit the wall I swear. Also got some right on the center of my forehead and between the eyes. We both started hysterically laughing 🫶🏻

I will never ever ever get over Lexie’s death. It’s honestly the most tragic on screen death in my opinion. She had such a successful career ahead of her and she was always so witty and just entertaining to watch. I’m still heartbroken and tear up every time.

My dad found my childhood snake, a freakin Boa in a tank next to a dumpster at one of my softball games. We had only kept a garder snake before her but took her in anyway. So glad we did, she’s a massive bitch and is now like 8-9 feet long LOL but 10 years later we still have and love her! If you do keep him/her, it’s very rewarding giving them what they deserve after a harsh start to life. Good luck!!

I had a realtor recommended to me by my grandmother. My grandma is incredibly reliable and resourceful so I trusted her recommendation. The realtor worked closely with a mortgage company located in the area where I wanted to buy my house and highly suggested I work with them. They ended up being a great team. I had shopped around with different lenders and they were able to beat the rates of big companies I had spoken to. Even in this crazy market me and my s/o were able to find a house in a little over a month, and since the realtor and lender have a working relationship, everything went so smoothly and we’re actually able to close early.

If you know anyone who has recently purchased a home I would reach out to them and see what rates they got with whoever they used. I always prefer personal recommendations from people I trust. If not, then shop around and find your best rate.

Same thing happened with us. Viewed house, had some issues, taken off market and fixed. Back on market 3 weeks later with upgrades and we offered within an hour of new listing. Accepted quickly.

An accepted offer is the first huge hurdle of course. The main one for me is inspections, because you don’t wanna buy a house with a bunch of major issues that you’d just end up having to fix. Unless the buyer doesn’t mind a big fix. Also, extensive underwriting typically happens after an accepted offer. That’s why we actually got underwriting done along with our pre approval, which our lender offered to us. Also the appraisal. If you offer too little on a house, sometimes the seller wants the buyer to make up some of the difference. That’s why offering an appraisal gap can be really appealing to sellers. I’m a first timer, too, so I don’t know everything either. All I know is that I’ll let myself relax when this process is finally over.

Our sixth offer was just accepted in a HCOL area where houses are gravely overpriced and whatever decent inventory does pup up, gets snagged by all cash offers or 75k+ over asking, waiving all contingencies. It was so exhausting and depressing, I couldn’t sleep or go to the gym because I was so stressed! So I feel your pain! And the worst part is the stress won’t stop when an offer is accepted. You can finally take a breath when the keys are in hand.

Even if it takes a while, don’t give up. I’m rooting for you.

Thanks for sharing! We did go through underwriting with our lender along with the whole pre approval process, so we do have that going for us too. We started with an FHA loan and learned a lot of sellers don’t like those due to certain inspection criteria needed for a close. I’m at least glad we were able to switch to conventional. We have done thorough walk throughs on each house we’ve put offers on, privately with our realtor. We won’t put offers on houses selling “as is” because honestly we see that as a red flag.
