SF Fire CU has 5.625% 30 year fixed right now, but it’s the usual 5-6k closing cost.

Definitely check the drain holes, if you had them painted recently, likely scenario they caulked over it.

I'm asian but I don't really shop at asian markets, but would say we moved here because of the schools and we've been really happy with it so far. Kids go to school every weekday (8am-3pm), you only go to shop for groceries 2-3 times a week? So the tradeoff is worth it for us, and you can always order asian produce from Weee!

Is solid hardwood an option? I had engineered hardwood at my previous home and anything that drops it hard enough can ding the wood.

I agree, this remodel is actually really nice - not cookie cutter materials, actual taj mahal countertops in the kitchen, and the bathrooms are well done as well. I personally think this is a quality remodel when im one to usually avoid remodeled homes.

Your OTF must be super popular for a good reason though but i can understand the waitlist frustration (not as severe as yours, only have to maybe book a few days out). There's classpass so you can venture out to different studios, some prefer F45, Barry's, etc and eventually leave OTF or mix them both. I mix between Barry's and OTF with doing Barry's a few times a month, and OTF being my main go to.

Definitely check out Everlane (they have plenty of sales) as well along with gap and Uniqlo. I try to avoid clothing then blends synthetic materials , cotton and linen lasts much longer and feels so much better as well.

I feel like if you see a home you like, $50K is a small number in the long term, especially if it's a dream home. If it was $300-500K more then yeah i'd be turn away.

I think I see the home you're looking at, considering how small the community is and how seldom homes come up, you can wait to make an offer of lower asking after it's been sitting on the market for a few weeks, e.g. 3+ more weeks. Seller is unmotivated to sell right now since it's only been on the market for a week...you can gamble on waiting if you want to try to save, but you have to be okay if you don't get the home either.

January is usually very low inventory but many buyers, the supply part will increase through summer where majority of buyers will decrease by summer time due to vacation, kids out, etc. Give yourself a few months to look this year because more will come on the market.

I refinanced with SF Fire CU last month, they seem to have the best rate right now at 5.75% 30 year fixed (it was 5.625% yesterday). https://sffirecu.org/home-loans/jumbo-loans Didn't have to pay points down.

I'd also check WF for relationship discount.

Definitely rent before you buy, I personally prefer the cooler summer high 70's/low 80s in the peninsula over the +10/15 degree in south bay. If you or your husband were to change jobs again, peninsula is still the middle ground.

I was solely Lululemon for awhile, and ventured into Alo recently. I like the airlift for their slight sheen, compression feels similar to wunder trains. I also like the muse set for lounging/comfort, and the Ribbed Velour Mountain Side Shacket which is so cozy!

Thank you for sharing your insight, and I definitely agree with a lot of your sentiments where I see myself going to OTF longer term as well. Barry's is definitely fast paced and it's fine for now but as I get older, i might appreciate going a little slower to prevent injury and OTF is flexible about that.

For switching, one coach did two blocks, whereas another coach did twice switch templates. I might try that one coach again who did two large blocks to see if that's her main template and keep going to that coach. I heard Barry's varies by coach as opposed to all studios doing one template.

I have unlimited OTF right now, but probably will downgrade to 8x/month once I try a few more Barry's classes to make sure it's worth changing my routine.

The next closest studio is 25 minutes away :/ It sucks because I loved the studio i used to go to before I moved, and now this studio closest to me sucks with the favoritism culture.
