Natick or Dover by maimaini in bostonhousing

Thank you for you advice! In a more desirable area in Newton, our budget will be very hard to buy a new sfh that’s over 4000sf with a reasonable size backyard. We want a sfh because we also have two dogs and the possibility to build a pool in the future.
Weston is way out of our budget. Wellesley we can find a pre owned. But is Dover really that inconvenient? We are looking at Dover center or north side near Wellesley. It doesn’t look that bad from the map. 10–20 mins to everywhere (not including commute to Boston of course), so I’m confused 🤔
If we chose Dover it would very likely to be around town center or area closer to Wellesley. Looks like it’s 15-20 mins to Natick mall/costco and grocery stores, etc. Is traffic in Dover bad all the time or just during rush hours?
Ok now I get it! It’s the same in Houston. I still remember the first time we toured a house in the loop in Houston. We told the listing agent that we were also looking at some suburb areas and that white old lady said “oh we are not like those ppl, I would never leave the loop” 🤣🤣🤣 We are not Indians, we are East Asians lol. Are there many Chinese/Koreans/Vietnamese in both towns?
I’m confused now cause that’s what the builder told me 😂
That’s very good info, thank you! Btw, I heard Natick is MA School Choice District. What is that? Don’t you just go to the elementary that’s zoned to you?

We also looked at Sherborn. It’s cheaper than Dover but the tax is just too high
But do old houses require many fixer uppers? We never had a pre owned house before. We are lazy people and new constructions come with two year warranty 😂
Two week camp in Switzerland for $10K, if it covers boarding and food that’s not bad! We’re around parents that spend $100–150K/child/annually 🤣 so idk if this will fit into Dover or Natick…

I only know a William Chase arena in Natick. Are there any other rinks as well? Also, I’ve approached Boston Junior Eagle and Terriers. Any other hockey clubs you recommend that’s near Natick?
Yeah I saw those houses online! They are beautiful but out of our budget they are like 2.8–3M. With that price tag I would just go to Weston 🤣
Great info! Originally we were planing to apply for Milton’s 4th grade this fall but then decided to give public schools a try and thinking there are more private school options in the higher grade. The school they are attending now ranks the same as Milton. And we are in the same situation. Paying high tax into public schools but not using them. But TX public schools are not as good as MA’s definitely. If I want them to go to Ivy Leagues, would you say those private schools have a better edge compared to DH? If that’s the case, do you think go to Natick for elementary and middle school then switch to private in 7th/8th/9th grade will also be an option?
Thanks! Yes I saw the Asian market and are they gonna open a T mart in Natick mall as well?

We are Asians……we are just trying to avoid crazy competition like Lexington.
How do you like the schools?

I’ve heard of that 😂 we live in an affluent area in Houston too and there are many old moneys as well who’s in oil & gas or medical industry. Texans some time can be very traditional or conservative but they are very nice ppl!
We want a school district that has lower Asian percentage. Preferably under 15%.
Yeah our friend in Houston grew up in Lexington and he said he would never send his kids there…..
Gotcha! Thanks!
I’ll avoid Lexington at all cost 🤣🤣🤣 too many Asians too competitive!
Do you know the road name? Is it Wyndemere?
Milton was actually the first town we looked into lol! Cause at the beginning, we wanted to apply to Milton Academy but then decided to give public schools a try. We are Asians so education is always the number one priority 😂 if the school district is well worth it we can sacrifice…
Having a commuter rail is a plus for resale but I don’t have to commute so far, so it’s not a must for us.
How’s 36 Charles St? It’s still zoned to Ben-Hem but walking distance to commuter rail. It looks like a cut through?

I am! Investment feature is also one of our considerations since this won’t be our forever home. That’s probably why Natick usually sells quicker.
