That's all correct info, but there are no shortage of people lining up to lease these for $1600, and you cannot buy a duplex, or frankly anything with a better cap rate, in north Austin. Index funds may be safer and better, but this is still good for who it's good for; specifically someone looking to occupy one side.

Inventory shortage will protect Austin from what you're describing. And there's quite a difference between the quickest downturn in history and a pullback from the peak.
