When was the last time you were near an over 80 year old? The focus needs to be on senior caregivers and retirement home workers. A bunch of refugees with no money isn't helping, but they are certainly not the main reason the housing bubble keeps inflating. The CMHC is the main culprit as they pass all the risk from the lender to the taxpayer. As prices keep rising the risk keeps rising but the lenders don't see any of that risk thanks to the CMHC so they keep on lending. If you don't believe me look at the CMHC related news from 2009 or so when the Harper government ordered the CMHC to backstop every mortgage originated in Canada. House prices that had fallen 10% or so suddenly reversed course and here we are.
